Authentic and elegant, buildings that have a strong character, but also a story of their own. Stone villas and palaces from the 17th, 18th or 19th centuries represent the uniqueness of Boka Kotorska. Latin inscriptions, family coats of arms and ornaments bear witness to the rich history of this region. Once the homes of famous Boke families, today they are buildings that bring a new dimension of luxury to the Montenegrin real estate market. Buildings like this are not for everyone, they are intended for individuals who have refined taste and who understand their true value - price, historical and artistic.

It is these historical properties that represent the character of the famous house Sotheby`s. It is a serious British brand that has existed since 1744 and values architecture, art and sophistication. They recognized this in Montenegro as well, so Niko Laković, partner and executive director of Montenegro Sotheby`s International Realty, recently presented the offer of luxury real estate in this country on the famous British television channel Chanel 4.

- In cooperation with colleagues from the London office of UK Sotheby`s International Realty, we made a presentation for the British Chanel 4 and created a great story about the Montenegrin luxury real estate market. The show was shown in prime time, had a strong response and the reactions were great - Niko Laković told eKapija.


The real gems of Montenegrin offer were presented to the British audience. Tripkovic Palace, which is located in Dobrota and is one of the most imposing baroque captain`s palaces of Boka Kotorska, attracted special attention. It was built at the end of the 18th century, at a time when the Tripkovic family played a significant role in the development of Dobrota in the areas of trade and merchant marine.

- Tripković Palace, I`m sure, doesn`t have many parallels on the Adriatic. It is a facility of 1,500 square meters and seven rooms, where for the first time during the tour I found a prayer altar from the 17th century, rooms for staff, but also a prison for slaves, which is a detail that I have not seen in other places. The palace is of timeless beauty and has great potential to become a boutique hotel or the residence of some serious rich man. It was renovated by Italian masters, it has preserved tapestries, works of art, all the details... A truly unreal, timeless object - said Lakovic, adding that this property is being sold for EUR 15 million, and that it is one of the most prestigious properties at the moment, but also the most attractive investment opportunities on the Montenegrin coast.

The interlocutor of eKapija points out that, considering that part of the Montenegrin coast was under Venice, Austria-Hungary, there are beautiful historical palaces that have a specific value.

- We try to tell stories about them, so that they are not forgotten, but to present them to a global audience and to show them that this region has its own advantages, its own history that is not only related to wars - he says.

Along the Bay of Kotor you can see palaces from the 16th, 17th, 18th and 19th centuries.

- Their peculiarity is precisely the architecture through which you can see that some other civilization lived there, that Montenegro was part of the serious world. If you walk through the streets of Perast, you will notice that every house has Latin inscriptions, it`s a real curiosity - Laković points out.

The Vrachien Palace in the heart of Kotor`s Old Town is another property represented by Sotheby`s. It belonged to the noble Vrachien family, which had a house in this place already in the 14th century. The current palace is from the second half of the 18th century. Unusually for buildings in the Bay of Kotor, it is plastered

- This palace is characterized by its coats of arms and ornaments. It is located near the Cathedral of St. Tryphon, needs to be reconstructed and has a well-preserved interior. It is being sold for 1.5 million EUR and can also be a great hotel - he says.

Above the entrance is the most outstanding decorative detail: a composition of angels in stucco with a baroque frame with the coat of arms of the Vrachien family, depicting a swallow. Next to the entrance is an arched street passage, above which is a room that originally served as a house chapel, the only one of its kind in Kotor.

We asked Lakovic how much of a challenge it is to renovate buildings like this - to preserve their original appearance, authenticity and architecture, and yet adapt them to the needs of modern man.

- It is a challenge, but the builders have adapted and trained themselves to build such palaces. What we got through a strong investment cycle is that the British came to our country and taught us how to renovate such houses. They have it in their DNA and their history, houses from the 16th or 17th century are not unknown to them. Now we have learned to do it too, we preserve the architecture, materials and elegance that those buildings have. I notice more and more people`s awareness that this heritage should be preserved. It`s a good thing that even Unesco does not allow construction of buildings that deviate from the concept of the bay - says our interlocutor.

Another interesting piece of real estate is located in Prcanj. This historical complex Palazzo Jerovica is a unique collection of five buildings. It spreads on land of 9,000 square meters, and within a residential space of 800 m2, it has 10 bedrooms distributed across three separate units.

The villas are surrounded by spacious balconies, gardens and greenery, there is a pool in the yard, and the complex also has a separate sauna with a gym. The yard and most of the rooms provide a wonderful view to the Bay of Kotor. The modern concept of living, complemented by the traditional style of construction and stone as the dominant material, gives a special charm to these villas. The price of this complex is EUR 4.5 million.

And who are the buyers of these types of real estate? Our interlocutor says that these are people of exquisite taste, those who recognize their true value - price, historical and artistic.

- These are people who, above all, love the Mediterranean, who love history, know how to appreciate the entire heritage that stands behind such buildings. They are mostly business people, who have seen and experienced a lot. They know how to recognize true values, take care of history and architecture. Although we are talking here about buildings that were built with only a compass and a ruler, at a time when there were no computers and modern programs, they have incredible beauty. You can clearly see that the people of that time knew what they were doing, that they assessed every corner, every surface, every window, that a lot of love was put into those houses. Therefore, the buyers of such buildings must be truly experienced people, who recognize all this, have love for such real estate and who, through their family upbringing and family values, have learned to appreciate it - concludes Lakovic.
