Its own investor – concept MILD Home to resolve housing problems of the youth in Serbia

Serbia is a country where energy efficient residental areas could be built in the near future, which means zero carbon-dioxide emission and eco-management of waste. Those residental areas are intended to the youth.

Having a wish to promote this idea, the Municipality of Savski venac joined the project financed by the European Union, with a clear goal to define and support building of a new type of social housing, called MILD Home (My Modular,Intelligent, Low cost, Do it yourself).

Apart from our country, this project involves Italy, Austria, Romania, Bulgaria, Greece and Hungary, as well. To hear the opinion of the architects and get interesting ideas for eco-settlements, the Municipality of Savski venac opened the competition and opted for three best solutions. The next stage if providing a feasibility study, in order to analyze profitability of the projects and form a settlement prototype.

- We are currently negotiating with a leader partner on the project, Venice Chamber of Commerce, to provide us with additional funds to help us develop all three projects, as they are all very good. Through the feasibility study we would get the best and the most profitable solution – says Nina Mitranic for eKapija, a project leader in the Municipality of Savski venac.

Our interlocutor claims that the feasibility study tender will be announced by the end of June, and by mid September the whole project will be finished.

- When the feasibility study is finished during the summer, we are going to visit local self-governments in Serbia, which signed energy efficiency contract. Those are Nis, Zrenjanin, Varvarin, Zabalj. We are going to present the project of building such a settlement at relatively low prices and how it all functions. The end of the project means presenting the achieved results, prototypes, potential funds. The final concept will show this way of building and designing as faster, cheaper than standard objects – explains Mitranic.

She says that they have already contacted representatives of civil engineering industry to obtain the information if Serbian companies have requiring materials and if they are ready to join this type of construction.

We also consider possibility for some ESCO company to offer project funding.

Suggested solutions for the settlements MILD Home

Architects have designed the solutions according to location in Borska Street, the southern part of the Municipality of Savski venac, at the border with the Municipality of Vozdovac. However, the location is owned by government, actually it belongs to Serbian Army, and there are now clear signs for this project to be conducted.

Dalia Dukanac and Ivana Jelicpresented solutions for temporary collective living and individual living, as well. The concept of square, as a mutual space, and solar panels as main energy sources are also mentioned.

Architects Pavle Stamenovic and Dusan Stojanovic exposed the idea of terraced houses. The yard of each house would be approached through the house.

Solution calles "New volunteer work for new era" is signed by 15 authors. Their aim is to build appartments for young people.

According to their suggestion, a group of people should establish a building and invest mutual funds. They do not become the owners, but at the moment when they want to move out of the building, they will be paid back. Potential ways of investment are also defined – paying in advance, monthly investment, labour investment. As it is estimated, 40 people are enough to join together in this project. Accordng to the authors, a square meter of an appartment would cost EUR 322. They expect support from the government, such as providing building plots.
