More and more potential buyers, business building "Ušće" in Belgrade is target of numerous investors for a long time

The state-of-the-arts Belgrade-based business building Palace "Ušće" attracted many investors, so that it is a question of time when "MPC Holding", the owner of the building, will decide to sell it.

Because of the sign on the top of that recently renovated palace, the speculation was that the former building of CK became the property of "Hypo Alpe Adria" bank in the meantime. However, Siniša Brašanac, the investment manager in "MPC Holding", denies that information and says that the only owner of that building is "European construction", a part of "MPC Holding", which is the company owned by businessman Petar Matić.

According to the words of Brašanac, "Hypo Alpe Adria" bank rented 10 floors and it reserved another 2 for the possible needs of the company. That bank rented about 44% of total surface and that makes it the biggest user in Business Center "Ušće".

- Big number of investors is interested in the building at this moment. We receive offers for sale of Palace "Ušće", as well as for shopping and Imo center, although these facilities have not been finished yet. So far, there are no serious negotiations in the pipeline. The offers are sent from the numerous investors from Germany, Austria, USA and other countries - Brašanac explains.

Besides, he says that, at the moment, about 80% of the space in the building is rented. There are reservations from some big companies and it is expected that, in a few months, complete palace will be rented out. The top floors were rented from the start and it is being waited for the rental of the 20th floor, on which the fitness club should be opened.

Depending on the length of rental period and surface of the space, the price is 20 EUR and higher per square meter. Except for "Hypo Alpe Adria" bank, the space in the former building of CK, which is today the magnificient palace "Ušće", has already been rented by companies "IMS", "Fidelinka", "Rudnap", "Nokia", "Motorola", "Sigma" and others.

As far as the restaurant on the top floor of Palace "Ušće" is concened, it was put into operation a month ago, whereas the official opening for the public is expected to take place in June 2006. The cafe restaurant with the most beautiful view of the capital of Serbia will work during the daytime, but the visitors, except for the people employed in the building, will only be "very important persons", i.e. the owners of special ID cards - people from the world of business, art and journalists.
