Villas with a view over the Tivat bay - Luxurious complex, Sea Breeze, in Kavac to welcome its first inhabitants in October 2013 already

Projects of luxurious facilities whose number is increasing in Montenegro, ensure us that our neighbor is planning to become new Monte Carlo. Construction of one of those projects, Kavac-based exclusive complex Sea Breeze, has started in the first week of June.

Located half way from Tivat to Kotor, only ten minutes far from Porto Montegenro, airport in Tivat and the old town of Kotor, a luxurious settlement, Sea Breeze, is situated above the Tivat bay where light breeze is always blowing. This is how the complex got its name.

Boka Group, the first investment company funded fully by British private capital and without credit facilities, manages the project of exclusive villas with a pool, the Marketing Manager with Boka Group, Predrag Sekulic, says for eKpija.

Investor is planning to pour some EUR 10 in the project and Podgorica-based C Grupa will be a contractor.

- The position which we have chosen for this project makes it a unique location - at the crossroads of Kotor, Budva and Tivat. From the location of the residential settlement, Sea Breeze, you can enjoy beautiful view over the bay and the Porto Montenegro marine, while the environmental unit will be completed with the golf court completion which should be finished in 2016.

The settlement should comprise 50 luxurious houses with a pool, half of which will be built in the first stage which has started in the first week of June this year. These would be two-bedroom and three-bedroom villas of 150 to 300 m2 with video surveillance which will also secure the whole complex.

- Sea Breeze is the first residential settlement of this kind in Boka which will offer all comfort fit into this wonderful environment. Montenegrin architects, technical teams and construction companies carefully designed these - our collocutor says.

Predrag Sekulic adds that one of the services Boka Group will provide to buyers it the option to rent a villa.

- Our company would rent a villa on behalf of an owner - our collocutor says, adding that this company will offer overall maintenance of a villa and property when an owner is absent.

First three villas will be built by October this year and it has been planned that the complex ends by the end of 2015.

From EUR 400.000 to EUR 1 mil

Buyers worldwide are interested in exclusive villas. The initial price is EUR 400.000 EUR and it goes up to EUR 1 mil and as we have been told from the Boka Group company, prices will decrease as the time goes by and construction works move to an end.

Eight villas have been sold so far. The first sold one is the most expensive, occupying 350 m2 for EUR 1 mil to a buyer from England.

- Square meter price of a villa is the same as of a luxurious flat but here a buyer gets a special house, a parking, a terrace, a pool - collocutor of eKapija stresses out.

Apart from that, all the interested can, based on the agreement between the company and Crnogorska komercijalna banka, carry out purchase through mortgage loan which provides 50% of the value based on the mortgage on a villa.

Awards which Sea Breeze won from international experts prove that the western public did not miss this interesting project.

- We were awarded for the best construction in the residential units category as well as for the best architecture in the residential complex category. The awards will be delivered at the ceremony in the Grosvenor House hotel in London, September 24 - Sekulic announced.
