New tourist complex on Zlatibor - Zlatiborski Konaci builds suites and hotel near lake

Although Zlatibor mountain constantly gets new accommodation facilities, this famous tourist destination is also interesting to the company River Consulting, which together with the investors it represents plans to make Zlatiborski Konaci the most recognizable tourist brand, build a hotel that will operate under the name of an international hotel chain and offer various amenities to guests.

Ongoing construction of facilities spanning 13,000 square meters, which costs EUR 12 million, shows that the construction season on the Serbian mountain beauty is in full swing, as well as that the tourist offer will be much bigger in few years.

- The luxury suites we're building in several locations will be of the same category as four-star hotels. We've analyzed the market a lot as well as the estimate that it is profitable to build on Zlatibor. Construction of the first 20 suites that attracted great interest commenced in 2008. Our idea is to make it possible for people to buy suites and, thus, become part of a representative system of facilities that will be managed by our company Zlatiborski Konaci. These owners will be able to rent their suites when they are not staying in them and generate incomes in that way, while we will be in charge of their renting and maintenance - Vladimir Ruzic, the owner of River Consulting and the representative of Zlatiborski Konaci, says in a talk with eKapija.

Our interlocutor points out that it will be the largest accommodation system on Zlatibor once all facilities are completed in four years.

Some 1,300 meters from the center of Zlatibor, on an area spanning 1.3 hectares in the neighborhood Zova, construction of the largest organized complex on Zlatibor has started. At the moment, 17 out of the total of 20 facilities are under construction, representing a blend of contemporary architecture and building materials that are commonly used in this area.

- The complex will bear the same name as the company Zlatiborski Konaci. It will comprise a total of 223 accommodation units. The surface of suites ranges from 20 to 80 square meters. We believe that Zlatiborski Konaci will be the most recognizable brand as early as next year - Ruzic stresses.

According to a design done by the Sabac-based architectural bureau Set, the plan is to build a large cafe bar with a fireplace and a balcony as well as a spa center with a hydromassage pool and a sauna within the complex. The guests of Zlatiborski Konaci will also have a tennis court, playground for kids and indoor and outdoor swimming pools at their disposal.

- We will try to prolong the use of the outdoor swimming pool by filling it with hot water. Our team is currently doing a research on subterranean waters and if it gives positive results, we will use thermal waters in the complex.

As our interlocutor announces, the whole complex is expected to be opened in late 2012, that is, for the New Year.

He says that potential buyers are quite interested in this complex, where the price of space amounts to EUR 1,500 per square meter.

- As many as 90% of buyers have decided to rent their suites to interested tourists when they are not staying in them.

Ruzic points out that the construction of suites that are only 300 meters away from the lake in the vicinity of Palisad hotel has already kicked off.

- Two facilities, with 60 accommodation units each, are under construction in the vicinity of the lake - one of them will be opened during this winter, while the other will be opened until end-2013. These facilities will be in the same category as four-star hotels.

- Our guest will be able to fully relax while staying in Zlatibor Residence because the facility will comprise a cafe bar, swimming pool with a hot tub, sauna and a gym.

The price per square meter is EUR 2,000.

Hotel near the lake

Zlatibor Spa&Wellness will be another four-star hotel on Zlatibor. Vladimir Ruzic announces that its construction will start in spring 2014.

- The offer of all hotels, even those with the best wellness and spa offer on Zlatibor, is still not good enough. Our plan is to build this hotel with 100 accommodation units to offer our guests many new facilities and, thus, expand the tourist offer of Zlatibor.

If the ideas of River Consulting and Zlatiborski Konaci's investors come true, in few years Zlatibor's guests will be able to stay in a hotel that is part of an international hotel chain, which will be situated in a park near the lake.

- In a month or two we expect to finish the negotiations with a large hotel chain on the purchase of a franchise. After that, a design should be done for the future facility. Construction should commence in March 2013, while the opening ceremony is expected to take place in 2015. We have the best location for this facility, which should become the best hotel on Zlatibor.
