Luxury homes for the elderly in Serbia are very rare, and the construction of one such home in Nova Pazova is in the pipeline. Situated in Srem plain, between Belgrade and Novi Sad, it will be well-connected with these two cities. The name of the future home - Oaza Mira (Oasis of Peace), speaks enough about the building that will have excellent accommodation capacities and accompanying contents such as wellness center with an indoor swimming pool, sauna, hydromassage tubs...

Darko Selakovic, director of the company Business Plus, a co-founder of Oaza Mira, says for eKapija that that company was formed by four juristic persons that brought land, building permits, know-how and experience to Oaza Mira as their initial capital.

- We set up the company with the sole aim of developing the project, for which we need a strategic partner who would not acquire a classical property but a stake in the company. The initial capital includes the land and permits for the construction of a 8,000-square-meter senior center on a 57-are lot, with about 200 beds, and the future facility will be at the level of a four-star hotel.

When approaching the design of a programme-project task, the project authors consulted the experts from the Ministry of Labor and Social Policy of the Republic of Serbia who confirmed the feasibility and profitability of the senior center development. The target market primarily includes the citizens of Belgrade (25 km), Novi Sad (45 km) and Sremska Mitrovica (55 km), but this facility will be open to everyone else as well, even foreign citizens.

- The founders of the company Oaza Mira - Aba Consult and Zugay from Belgrade, are famous architectural companies that have designed this project and are going to supervise the works. They did not want it to be of medium quality, which is why they drew the plans for a magnificent building - our interlocutor explains and adds that the future strategic partner will be able to commence the works as early as tomorrow.

Selakovic stresses that they are mainly interested in foreign capital and our people living abroad. Speaking about the size of the investment, he says it will amount to about EUR 7-8 million.

- We are ready to sell the company or to be minority owners. According to the business plan, the investment should be returned in about 8 to 10 years. It is necessary to hire about 50 people. We have already contacted the National Employment Agency in Stara Pazova and learned that there is enough qualified manpower.

Speaking about the look and functionality of the senior center, he points out that VIP suites on the ground floor (two-room and two-bed suites ranging in size between 33 and 50 square meters) are designed in such way that the users feel as if they're living in their own apartment, and they also include a garden the users can organize by themselves.

- Plans for the accommodation block were drawn after a thorough analysis and classification of accommodation units so that the facility offers the future owner or tenant a great flexibility when it comes to the usage of these units within the building.

Functional therapy-recreation facilities within the complex Oaza Mira outclass the types and capacities prescribed by the regulations defining the programmes for such type of facilities for the elderly and they fully meet the norms of construction of four-star hotels in terms of both comfort of accommodation units and variety and capacity of common rooms within the building (catering section, recreation, all compatible types of hydro and physical therapies, library, multifunctional hall with 100 seats, etc.).

The senior center Oaza Mira completely fits into its natural surroundings - it is situated on a lot within a residential block in the central zone of Nova Pazova. Its surroundings are dominated by lush greenery and organized gardens within the residential city zone.

The location is excellently connected with the direct access to the city main route, M22 regional road, and it is only few minutes of walk away from the city center.
