Project: Oasis of Peace Senior Center in Nova Pazova

Only 25 kilometers away from the center of Belgrade (30-40 minutes of driving), in the central zone of Nova Pazova, at 20 Kraljevica Marka street, the construction of OAZA MIRA (OASIS OF PEACE) Senior Center is about to start. This oasis is intended for all those who want to spend their old age in a luxuriously furnished and organized space, which, in addition to all accommodation benefits, also offers accompanying contents such as a wellness center with an indoor swimming pool, sauna, hydromassage tubs...

When starting the design of the programme-project task, the project authors asked experts from the Ministry of Labor and Social Policy of the Republic of Serbia for advice and they confirmed the necessity of the construction of a senior center. The main users will be the citizens of Belgrade (25 km), Novi Sad (45 km) and Sremska Mitrovica (55 km), but this facility is open to everyone, including foreign citizens.

The senior center OASIS OF PEACE is a three-floor building shaped as a semi-atrium. It is planned to comprise accommodation units of high quality: suites with gardens, a cafe bar within a big hall, a restaurant with a kitchen, administration offices, and a medical ward with a room for checkups, all of which will be situated on the ground floor, while rooms and suites with all necessary premises for residing and care will be placed on higher floors. The cellar is reserved for a wellness center, multifunctional halls for entertainment, fun and work therapy - hobby workshops, film and book library, technical premises, rooms for the staff, laundry room, garage and dual-purpose shelter.

After a thorough spatial-programme analysis, it has been determined that the optimum accommodation capacity of the senior center is 200 users and 50 employees and that it should comprise mainly two-bed rooms and a smaller number of single rooms. The reason for this is that senior persons find it more pleasant to share the room with another person of the same sex (apart from ensuring a social life of higher quality, that also makes them feel more secure). By their size and furniture, accommodation units are classified into two categories - "VIP" and "market category". By the type of users, they are classified into accommodation units for independent, semi-independent and dependent users. All accommodation units include a bathroom and a balcony and/or French balcony, and all of them are furnished and equipped with high-quality equipment: TV set, telephone, cable TV, refrigerator, VRF cooling system, gas-powered central heating, and central boiler. Suites also comprise a kitchen. Bathrooms are furnished with sanitary fittings with photocells so that the toilet is flushed automatically after the use, while water taps are set to automatically close when not in use.

Luxury VIP suites on the ground floor (two-room and two-bed rooms ranging in size from 33 to 50 square meters) are designed to enable users to feel as if they were living in their own apartment. These suites also comprise a garden that can be organized and maintained by users themselves.

OASIS OF PEACE Senior Center completely fits into its natural surroundings - situated on a lot whose major share is inside a residential block in the central zone of Nova Pazova.

The author has decided for a semi-atrium shape so that the most beautiful part of the external space is the central yard whose three sides are embraced by the facility. In that way, the yard becomes an integral part of the life and most suites and accommodation units, as well as the restaurant, hall and cafe, are facing it. There is also an outdoor space for greenery, while car traffic is designed to be completely functional, while still enabling the use of that space for a walk or a pleasant stay outdoors. There will also be rows of trees, a fence with bindweed, paths, benches, fountain, and discrete outdoor lighting. All this with the aim of enabling users to feel nice both inside and outside the facility.

Everything inside the building is designed to ensure maximum necessary assistance to users. There are two stairways and two large elevators within the facility. All communications in the facility are designed according to so-called "barrier free" concept so that people in wheelchairs can move throughout the whole complex without obstacles and limitations. Stairways, ramps and all communications within the complex are designed to enable old, disabled and handicapped people to move freely.

All meals for the full capacity are prepared in the kitchen. Independent users can eat their meals at the restaurant on the ground floor or at their room. Semi-dependent and dependent users can use dining rooms on each floor, meaning that there is also a service kitchen on every floor, while food is distributed by means of special kitchen lifts (one for clean dishes, the other for dirty dishes). There is also a light freight elevator for dirty laundry, which goes directly to the cellar where the laundry room is situated. Each floor also has a special bathroom.

A wellness center in the cellar comprises a swimming pool, salty sauna, Finnish sauna, hot benches and showers, as well as a resting area. There are also several premises for massage and treatment, a multifunctional room for exercises, a fitness room, and premises for hydro and electro-therapy (butterfly tub, four-cell tub, hydromassage and medicinal tub). The wellness center can also be entered from the hall with the reception desk on the ground floor and that special entrance can also be used by people who are not the users of the complex.

The author has supplemented the functionality of the facility with a modern, but primarily organic architecture. The vivid shape of the building is "dressed" in a windy facade with Terra Cota-colored clay elements.

Another thing that makes this project unique is a central system for supervision and control of all systems within the facility (heating, cooling, venting, and fire-fighting systems). The result is an "intelligent house" that chooses the source of heating or cooling by itself according to the set parameters, thus creating always ideal temperature conditions within the facility. What is even more important is that it saves energy and uses renewable sources of energy such as solar energy for heating the water. This is the first example of "green" and "intelligent" architecture in this field in our country.
