Elixir Vozdovac to Have Nine Units, 617 Apartments, 54 Outlets and Eight Office Spaces (PHOTO)

Elixir Group from Sabac is planning the construction of a residential-office complex Elixir Vozdovac, with three basement levels plus eight or nine floors (including the ground floor and the loft), on the corner of Peka Dapcevica Blvd and Kruzni Put Vozdovacki Street, right next to the Stepa Stepanovic settlement.

The complex is functionally organized as a single whole which consists of nine units (facilities), eight of which are meant for residence, with commercial features on the ground floors of the facilities, whereas one unit is designed as an office building. A total of 617 apartments, 54 outlets and eight office spaces are planned. The outlets are meant for service activities.

All the facilities have outlets on the ground floors, which are accessed from the free space around the facilities. The upper floors feature apartments of various structures, and the loft contains larger apartments with large balconies.

Below the parcel are the basement levels meant for the garages and crawlspaces. Due to the descending configuration of the terrain, two underground garage levels below the entire complex are planned and a part of the garage which is located above, in the zone of the higher terrain. Three entrances - exits from the garage are planned on the parcel. All the underground garages are mutually connected through interior ramps.

Underground level –3 features 403 parking spaces.
Underground level –2 features 408 parking spaces.
Underground level –1 features 216 parking spaces.
The landscaping within the parcel secures 67 parking spaces.

The free space between the units, which is located above the “roof slab” of the garage, in addition to the internal traffic routes and the outdoor parking lot, also features developed green areas, spaces for children’s play and modernly designed street furniture.

Vehicle access to the parcel is planned from Kruzni Put Vozdovacki Street and Peka Dapcevica Blvd. All vehicle accesses to the parcel are controlled (barriers) and intended for the needs of the tenants. Pedestrian entrances are planned from both streets through tile-paved and developed paths and sidewalks.

The total gross area of the facility is 125,049.99 m2, and the net area is 110,295.19 m2. The total net area of the residential part is 47,219.21 m2, and the total net area of the office and business part is 18,559.83 m2.

Construction in three phases is planned.

The urban project was prepared by IBM Consult from Belgrade, and Kraak Art & Architecture from Novi Sad was in charge of the preliminary design.
