RETROSPECTIVE 2010 - Investments in SHOPPING CENTERS that drew greatest attention of Ekapija's users in 2010

eKapija's investment team has recently done an analysis and formed the rank list of investments and investment ideas that drew the greatest attention of eKapija's users in 2010. The results are very interesting, with plenty of surprises, so that we've decided to share this information with you.

Projects are classified into 12 categories and we are this time presenting the most interesting projects in the category of SHOPPING CENTERS.

Unlike the previous year, when grandiose projects, mini shopping cities and expensive global brands dominated the list, the focus of attention in 2010 was on "modest" projects, wholesale markets, smaller shopping centers, that is, places for "everyone's pocket", as well as on the expansion of large market chains outside Belgrade and Novi Sad.

This time, eKapija's readers were more interested in where to go shopping and when the first big outlet and retail parks would be opened.

Many read stories are still, unfortunately, only announcements of planned investments, and it seems that Ikea's years-long hesitation is still interesting to the public.

Apart from inevitable investing in Belgrade, investors have also started reviving the provinces of Serbia with their projects, which made the citizens of Kragujevac, Subotica, Sabac, Uzice, Pancevo, Indjija and other cities very happy.

The first-ranked investment is Chinese Zmaj shopping center, which, according to the investor's words, brings a new wholesale concept to the region. After the first phase, worth 15 million euros, this shopping center was officially opened on an area of 25,000 square meters in early October 2010.

In the complex on 5.5 ha, situated at the intersection of the highways Belgrade-Novi Sad and Belgrade-Nis, the company Diplon invested 25 million euros. The Chinese center will employ 500 people and it will comprise between 250 and 300 wholesale units. The new wholesale concept based on the all-at-one-place idea enables the exhibiting of goods, sale on the spot or via order, storing, etc. Also, by exhibiting at one place, the tenants from the same branch generate the development of trade, primarily in the fields of textile, footwear, clothing, household items, toys, furniture.

The second-ranked project is, actually, a sum of several investments made by the company Metro in Serbia, which has invested 120 million euros in six distribution centers and employed about 1,450 people in our country since 2005. The last one was opened in late October 2010 in Subotica, while the largest one, worth 21 million euros, will be built in Belgrade. One of the company's short-term plans is to open new Custom Made Metro wholesale markets throughout Serbia, the model for which will be the first such market opened in Sabac and later in Uzice.

The third-ranked investment is French Mr. Bricolage market chain, which opened its first do-it-yourself store in Nis. The second market of this company was opened in Novi Sad in June 2010. In addition to a rich assortment of products for home and garden, Mr. Bricolage also offers its clients a new concept and business philosophy based on the offer of diverse products and ideas for repairs, regulation and decoration.

The company Briko Spec, which operates within the French-Bulgarian company Doverie Brico, announced that Mr.Bricolage would open another three hypermarkets in Serbia in the following period, the first of which will most probably be situated in Belgrade. According to earlier announcements, the company plans to invest about 40 million euros in these hypermarkets and the hypermarket in Novi Sad.

The fourth-ranked investment is the announced construction of Brand Outlet Beograd shopping center in Novi Banovci by the Austrian company Eyemaxx. This shopping center is planned to be opened in autumn 2011. It is situated at the first exit from Belgrade-Novi Sad highway, it will span more than 20,000 square meters, 15,500 of which will be built in the first phase. There will be about 90 stores and 2,000 parking places within the complex.

The fifth-ranked investment is the first outlet center in Serbia, which will span 30,000 square meters and comprise 125 outlets with global and domestic fashion brands. This complex, situated in Indjija, should be opened in autumn 2011 and the companies Fashion House and Black Oak will invest a total of 100 million euros in it.

Fashion House Outlet Center in Indjija, comprising a business center, hotel, fun park, and facilities of international market chains, will offer visitors the goods with a discount of 30 to 70% and the services of numerous coffee shops and restaurants, playgrounds for kids and over 2,000 parking places.

After the announcement of arrival of global brands, the attention of readers was drawn by the opening of a shopping center in Kaludjerica, the first such facility in that Belgrade's settlement, which today has more inhabitants than 95% of municipalities in Serbia. The seventh-ranked investment is the earlier announced project - Plaza shopping center in Kragujevac.

The eighth-ranked investment is Trosarina shopping center. Unfortunately, it is still at the level of a very interesting project whose implementation should have already been started. The ninth-ranked investment is the first Retail Park Pancevo, an oasis for shopping and entertainment, opened in April 2010.

The tenth-ranked investment is still the expansion and arrival of Novi Sad's Univerexport in Belgrade, that is, opening of the first 011 supermarket. The eleventh-ranked is the story about Ikea, the investment that eKapija named "Waiting for Godot" back in 2010.

The story about Belgrade's wholesale market, of which construction should commence in the location of Kvantas market in March 2011, also drew a great attention of our readers. On this list is also the story about a change in the ownership structure of Hiper Cort shopping center, which was taken over by DIS Komerc market chain in late 2010 to expand its operations from central Serbia to the capital city.
