Project of luxury hotel with wellness and spa center in Trebinje

In the location of today's printing firm Grafokomerc, on the edge of the City Park and few hundred meters away from the pedestrian zone, Trebinje's old town and the famous beautiful Square beneath plane trees, a magnificent hotel will be built at 7,500 square meters until October 2012. The investor is Bobar Group, which is going to invest 8 million euros in the construction.

Trebinje, situated in southeast part of the Republic of Srpska, at the intersection of roads to the seaside and the provinces of Bosnia and Herzegovina, has always been the meeting place of people and the place of commerce and communications. Over the last few years, with the construction of several new modern junctions, that city in Herzegovina has got closer to the seaside, and it is now at equal distance from Dubrovnik and the Bay of Kotor, as well as from the mountain ranges of Maglic and Zelengora, which have excellent undiscovered potentials.

Located at an intersection of roads going from the provinces to the seaside, in the heart of Herzegovina that also has a number of local characteristics and values, the position of the city of Trebinje guarantees attractiveness during the whole year and the economic development of the whole region in the years to come should create excellent prospects for development of tourist infrastructure and contents.

A basis for development of a contemporary tourist economy of a local community is, definitely, a medium-sized contemporary hotel with the contents that also represent the basis for independent development of specific tourism branches in the region of Herzegovina, primarily congress and health tourism.

The location of the hotel is characterized by a good connection with main routes and it enables quick and simple link with the city surroundings. At the same time, thanks to that, supply roads of the hotel will not intersect with the roads that will be used by hotel guests. A solution for approach to the hotel for guests who are coming by car is very good, while the place for parking in this location is also satisfying: wide streets around the hotel, a comfortable parking lot in front of the hotel, and an underground garage.

The hotel is linked to all city contents by pedestrian zones, which is certainly one of the most important qualities of this facility and its location. The City Park links it to the city center and cultural and entertaining contents, while several sports contents are situated few hundred meters away from the hotel, in the south part of the city.

Respecting the applicable regulations and standards in the hotel business in Bosnia and Herzegovina, the EU regulations in this field, as well as the regulations of some of the surrounding countries, which are very strict, the project task in principal has been determined. At the same time, based on a long-lasting analysis of standards of large international hotel groups and chains, a concept that can certainly meet the franchise requirements of majority of hotel chains has been created.

In addition to requests determined by standards and level of contents for such type of facilities, important determinants in formation of the concept of the hotel in Trebinje were also the characteristics of local environment and functions and contents that Trebinje lacks. Primarily, that concerns the congress tourism in the form of contents for medium-sized conferences, as well as contents of a contemporary Spa & Wellness center, which comprises a relax swimming pool, a contemporary gym, sauna and hydro-massage block. Both types of contents are planned to be placed at the disposal of both hotel guests and the guests who are not staying in the hotel.

The hotel capacities are completely brought in accord with the requirements of contemporary hotel chains.

For the sake of maximum exploitation of the existing capacities, the administrative building of Grafokomerc printing firm has been preserved and a new contemporary part of the hotel has been built.

Common premises and public contents of the hotel are situated on the ground floor. The facility of the hotel consists of the reconstructed administrative building of Grafokomerc printing firm and the newly built section.

Entrance to the hotel is at the place of today's main entrance to the administrative building of the printing firm and it is intended for users who are oriented toward the city center and it represents a clear and pleasant entrance to a peaceful city hotel. There is also an open-air section of the cafe next to the entrance, which is the place in the city center where one can drink a morning coffee.

In the new section of the facility, the parking lot (garage) is situated in the cellar, while the premises for swimming pool and other technology, warehouses and a contemporary kitchen block are situated on the ground floor.

A large restaurant with 250 seats is set in the way to be at the disposal of both hotel guests and guests who are not staying in the hotel. It can be primarily used for organization of various kinds of celebrations such as birthday and wedding parties, but it can also be used as a big congress room in certain situations.

Offices of the hotel management are situated on the first floor of the existing section of the facility.

In the existing section of the hotel, as a relict of the historical heritage, there are suites as well. Four standard suites and two special suites are situated in the part of the facility that is separated from its other parts and can be accessed only with a "smart kard" key. Suites are facing north and have the view of the park and the pedestrian zone.

Spa & Wellness center, one of important contents of the hotel, is situated on the first floor of the new section of the facility. Contents for resting, relaxation and active resting are more and more dominant in the newly established trends of the hotel industry. Existence or non-existence of a spa center with all necessary contents now represents an important difference between hotels.

A congress-business center, one of the necessary contents of a high-category hotel, is situated on the second floor of the existing section of the facility.

This congress center comprises four rooms fully equipped with multimedia contents, with 8 to 40 seats, a modular system of furniture, equipping, several modes of sitting, organization of work and the way of communication.

Also, the center includes three separate offices for holding of special meetings in separate units, as well as a fully equipped business center with all the necessary technical appliances such as copy machine, fax machine, Internet access, scanner, etc.

Double and twin rooms are situated in the new section of the facility and they are facing either east or west.

Concerning the fact that facede on the new section of the facility is semi-structural and made of glass, fixed glass panels with a print and sliding, wooden panels that should provide an additional sun protection are planned to be installed on western side, at the level of balconies.

Also, a "lounge" bar with a big open-air balcony is situated on the south side of the second floor of the new section.

Twin and double rooms are planned to be situated on the third floor of the new section of the hotel, while a flat roof with greenery and solar collectors should be placed on the top of the third floor.

In accordance with the project task and hotel standards, special attention in the phase of planning is paid to rooms and suites.

The project envisages 51 twin rooms, 7 of which are intended for sportsmen and furnished with king-size beds. Remaining rooms are furnished with either a double-size bed or two separate beds. Hotel rooms are furnished in compliance with the regulations for this hotel category, while individual regulations of hotel chains define the range and level of furniture and equipment in them.

The preliminary solution is a work of the author team led by architect Djordje Bajilo, while the main projects are under preparation in Novi Sad-based project bureau DBA. Construction of the hotel is expected to commence at the beginning of the new building season, in spring 2011.

DBA studio is also the author of the following projects: student dormitory in Sombor, aqua park in Junakovic spa, which is currently under construction, as well as a whole series of industrial, business and residential-business facilities in Novi Sad and interiors all around Serbia and the Republic of Srpska.

It is important to mention that DBA studio is the only Serbian corporate member of IAKS (International Association for Sports and Leisure Facilities) from Cologne, as well as the Sports and Recreation Programme of the Union of International Architects (UIA). Guided by that fact, people at DBA in Novi Sad pay special attention to planning sports and recreation contents, as well as facilities of the hotel industry.
