Life on sunny side - Construction of residential-business complex on river quay in Paracin

Sunny Square in Paracin, situated on the quay alongside the Crnica river, will be able to compete for the title of the most beautiful coastal area in our country from the next year. A modern cultural center (City hall) with a large glass cupola and a luxury residential-business complex comprising three buildings will be built on an area of about 60 ares. New buildings in the narrow city zone will span a total of 10,534 square meters, 1,787 sqm of which will be occupied by the cultural center, while the business-residential complex will span 8,747 sqm on five floors. As people in the Directorate for Construction and Development of the municipality of Paracin announced for eKapija, future City hall and B building will be finished in 2011, while the construction of other two facilities will depend on the deadlines set by the private investor.

The office space of the future complex is planned to be situated on the ground floor of the facilities, while the possibility of its expansion to the first floor or gallery is not excluded as well. As people at the Directorate explained to us, the B building will include four business units on the ground floor, which will range in size between 35 and 58 square meters and occupy a total gross surface of 320 square meters. That building will comprise 26 housing units, ranging in size between 31 and 70 sqm and spanning a total of 2,084 sqm. Buildings V and VI will comprise a total of 8 outlets on the ground floor, ranging in size between 33 and 72 sqm and occupying the gross surface of 715 sqm. These buildings will include a total of 64 housing units, ranging in size from 33 to 72 square meters and spanning a total of 4,229 square meters. A parking lot will be situated on underground floors, at a total surface of about 1,400 square meters.

In the center of Sunny Square, which will be paved and decorated with greenery, a sundial will be placed, surrounded by urban equipment. The square will be paved with stone panels, with undergrowth and grass surfaces above the underground garage.

As it was said in the Directorate, the value of the investment is about 427 million dinars, while the construction of buildings V and VI will be financed by a private investor. The Directorate for Construction of the Municipality of Paracin has set aside about 107 million dinars for the cultural center.

As people in the municipality of Paracing told eKapija earlier, the multifunctional City hall will be hosting numerous cultural, social and business manifestations and promotions. The facility will comprise two multipurpose halls, one on the ground floor and one on the third floor, right beneath the cupola, while the cellar is where the parking lot will be situated. The cultural center will have a modern equipment for audio-visual presentation, stage, functional and decorative lighting, synchronized air heating and cooling, as well as an automatic fire protection system.

The authors of the preliminary solution are architects Sima and Milos Gusic from Nis-based project bureau Forma Antika, while the project implementation will be coordinated by Director of the Directorate for Construction of Paracin Zoran Mihajlovic on behalf of the investor.
