Flea Market to Move to Bezanijska Kosa – Plaza with Canopy, Wholesale Open Market, Outlets and Underground Garage Planned

The flea market is to be moved from the New Belgrade Block 43 to Bezanijska Kosa, to the parcel near Veletrznica.

This is envisaged in the Draft Amendments to the Detailed Regulation Plan for the areas of the business zone “Auto-put” for the block between Marka Celebonovica Street, the T6 traffic route and the newly designed traffic route Nova 1, which the Secretariat for Urban Planning and Construction Affairs of the City of Belgrade has put up for a public review.

The plan envisages for the decision defined by the Detailed Regulation Plan for the area of the business zone “Auto-put” to be reconsidered within said block, so as to repurpose the zone of business activities into a zone of municipal areas for the purpose of moving the Outdoors Shopping Center from Block 43.

An area of 7.3 hectares is planned for the flea market.

The future complex of the so-called Outdoors Shopping Center will be located between Marka Celebonovica Street, the traffic route T6 and the newly designed traffic route Nova 1.

As said, the city market of non-food and food products will have a plaza with counters and a canopy, a wholesale open market for the sale of goods from trucks, as well as halls, outlets and an administrative and storage room in the function of the green market.

Allowed features within the future facilities at the flea market are public services, commercial features (trade, supermarket etc.), business operations, hospitality, recreation, services (car wash etc.).

A space for parking is planned as well, and several underground levels can be planned in one part of the parcel, most probably for underground garages.

The plan is to also form a protective green belt around the border of the parcel, by planting deciduous and evergreen trees, shrubbery and climber plants, and at least 10% of the parcel itself will be taken up by greenery.

It is also said that it is necessary to secure drinking water taps and to plan the necessary lighting within the parcel.

The total area encompassed by the Amendments to the Detailed Regulation Plan is around 9.7 hectares, and a substation and the Nova 1 traffic route are to be built in the remaining space.

The new traffic route is planned as a two-way road, with a lane of 7 meters and 2-meter sidewalks on both sides. It will serve as access to the flea market and the substation.

When it comes to the sewer system, it is said that the condition for a safe connecting of the used waters from the newly planned facilities is the construction and commissioning of the planned pumping station “Usce-nova”, and until it is built, connections of the facilities at said location can be realized in stages, in line with the capacities of the existing sewer network.

Said area does not have a heating pipeline network or facilities, nor is a heating pipeline network planned for connecting individual consumers to the central heating system.

A polyethylene gas pipeline along Nova 1 Street is planned for supplying natural gas to the planned consumers.

The moving of the flea market was announced in early 2020, when it was said that it would take place by the end of 2021.

In the location of the current one, the plan is to built the Kopernikus Tower, which has been announced as the tallest skyscraper in the country. The company Kopernikus bought the land for RSD 2.36 billion.
