Why would it be good to do business in VIG Plaza?

As of Monday, June 14, the headquarters of Wiener Stadtische insurance company in Serbia will be at the new address - in business building VIG Plaza. Vienna Insurance Group invested about 43 million euros in this magnificent facility at about 22,000 square meters in New Belgrade's Block 11a, at 1 Trešnjinog Cveta Street.

In addition to the headquarters of Wiener Stadtische insurance company, this building will also be home to the Damage Claims Department, as well as the Belgrade-based office of that insurance company, which will occupy four floors, while the rest of the space is intended for rent and business life.

Few days ago, the eKapija investment team toured VIG Plaza business building in the company of the representatives of Spiegelfeld International, VIG's exclusive partner in this project, in order to find out if (and why) the building is unique and attractive and provide an answer to the question - Why would it be good to settle your company in the premises of VIG Plaza business building?

Our hosts were Radivoje Nijemčević, the Director General of Spiegelfeld in Serbia, and Sofija Vojnović, a property manager. This time we will present the answers primarily related to the technological equipment of the building. Here are the "reasons" why it would be good to do business in VIG Plaza.

Reason 1 - Intelligent building with its own geothermal source

This is the first A-class business building in the region that is built with its own source of geothermal energy. The use of such energy potential is enabled by the construction of a well for exploitation of subterranean waters next to the facility. Geothermal heating pump will be using the energy of earth and subterranean waters to heat and cool the building, and this system can annually produce total heating energy of about 800 MWh. Of course, the use of renewable energy sources is completely in accordance with the global tendencies, and Belgrade is the first city in the region with such facility and the implemented idea.

By the way, high level of automation puts this nine-floor building in the class of so-called "intelligent buildings". Control through the central control system, with the focus on energy efficiency, will ensure safe and comfortable working environment. In addition to energy saving, the system will significantly reduce the pollution emitted by the buildings, which we are usually unaware of.

Reason 2 – Good solutions for air conditioning, heating, insulation, fire protection ...

A specific two-layer glass facade with an integrated sun protection system, as well as the up-to-date air-conditioning system, should provide tenants with maximum comfort.

The vent system consists of cooling beams that do not blow air as air conditioners do. In this case, air only circulates through the premises, so that a pleasant feeling is created, without the usual noise and direct blowing.

The fire protection system is present on all floors, in the garage, and even in server rooms.

- Concerning the fact that the majority of premises will be occupied by the insurance company, they first insured themselves – people from Spiegefield International said jokingly.

The whole system is automated. The temperature, lights and window blinds are regulated via display - "touch screen". The tenant in each unit (minimum 200 square meters) can set these parameters as he or she likes, while the temperature in every office can be set up or down by two degrees.

Reason 3 - Lights, generator power, "facility management"

The company responsible for "facility management" will be maintaining the building, providing security service 24 hours a day, taking care of access control, joint premises...

The lights were taken care of by Zumtobel, while the intensity of light can also be set via display in the office.

If the power is cut, you will not be stuck in the elevator even for a moment, and your operations will not suffer. VIG Plaza has two generators that will be enable undisturbed functioning of elevators, lights and server rooms.

Reason 4 – IT infrastructure

As the lessor pointed out for our portal, the building uses "the seventh category of IT infrastructure". All necessary installations have already been finished and they maximally fit into the space, and it is up to the tenant to select the provider. Wiener Stadtische has decided for Telekom Srbija, which does not mean that other tenants will do the same. What is noticeable is that floor boxes are so well-fitted that there will be no usual "decoration" - unnecessary cables on the walls and floors of companies in Serbia.

Reason 5 – Interior organization

Office space is designed and built on the basis of the "open space" interior organization. Full flexibility is provided for the organization of premises. The space can be divided into individual, combined or group offices - in the way that best suits the purpose. The installations are set in the way to adapt to the requests and needs of end-users at any moment.

The space is conditionally divided into several units. Each business unit occupies between 200 and 500 square meters. The company can decide to rent several units or even the entire floor.

Standard equipment also includes Knauf partition walls and wall-to-wall carpets whose color depends on the tenant's wish.

Each business unit comprises two fully equipped toilets, with two cabins each, a kitchenette with all connections, and a server room with a rack cabinet.

Reason 6 – Parking

VIG Plaza has its own two-level underground garage with total of 131 parking places.

Besides, there is an outdoor parking space for another 24 automobiles. The garage also includes clearly marked parking places for people with special needs who are enabled to move throughout the whole building, in accordance with the European standards.

Reason 7 – Who the "neighbors" are

About 70% of the gross lease area of 6,200 square meters have already been rented. VIG Plazi will be home to the business headquarters of some of the leading European banks and renowned international companies from various domains.

As we were told, much care is taken in selection of tenants. The aim is that elite companies be gathered at one place so that all together would be proud of working in such facility and among such neighbors - the companies whose names mean a lot to everybody.

Reason 8 – Cafe, restaurant, conference hall, cocktail balcony...

Tenants in VIG Plaza will also be free to use a modernly furnished cafe bar, as well as a restaurant, of which furnishing cost a lot.

A conference room, with about 200 seats, will be available to tenants, as well as to all other companies.

An attractive balcony on the seventh floor, with the view of the Danube, will be a gathering place of many people. Certain companies have already expressed interest in celebrating anniversaries and other important dates there.
