Stara Pazova Preparing Another Business Zone Stari Banovci Jug on 46 ha – Investors Already Interested

The Municipality of Stara Pazova is planning to make the area on the northern side of the Vojka-Nova Pazova-Stari Banovci road available to investors in the upcoming period and for a new business zone, Stari Banovci Jug. This is envisaged in the detailed regulation plan, which has been put up for an early public review.

The area covered by the plan, as said, has an extremely favorable position for the development of the planned features. Also, the possibility of expansion and establishment of the utility infrastructure system is there, considering the existence of the traffic infrastructure.

– These characteristics make the location especially attractive to all investors in the field of production activities, wholesale, goods storage, provision of services etc. The defining of the need for the preparation of the Detailed Regulation Plan was a result of the exceptional interest of potential investors and the owner of the parcel in the area covered by the plan – the document says.

Currently, the area covered by the plan is largely agricultural land, which will be repurposed through this plan. The plan will define building land, regulation and level lines and the predominant purpose of the areas.

The area of the plan is 54.75 ha, and it is currently divided into: public areas (the corridor of the Stari Banovci-Vojka road and uncategorized roads) and other land (agricultural land).

The planned working areas

The areas envisaged in the plan as working areas for the most part do not have special restrictions when it comes to the planning and the construction of facilities. The restrictions pertain to construction in the protective belt of the corridor of the IA-grade state road.

The working area is a zone meant for business activities and production and it takes up 45.90 hectares.

To the southwest, it faces the state road and it is to be expected that it will primarily feature commercial and service centers due to the presence of the state road, with which the zone is connected through the Nova Pazova interchange.

To the southeast, the area touches the street corridor of the local road Stari Banovci-Vojka. These infrastructural benefits enable the location of larger production and storage capacities.

The planned construction of facilities is possible at a distance of 40 m from the regulation line of the highway and 5 m away from the planned routes, which will enable a proper forming of access areas to the construction parcels.

According to the plan, the maximum allowed occupancy index is 60% of the total area of the construction parcel. Under said urban planning parameters, for the area of 45.90 ha meant for the construction of business-production features, the total gross area under buildings would amount to a maximum of 27.54 ha, whereas the total gross developed area of the facilities would amount to a maximum of 68.85 ha.

Green areas

The formation of internal green areas within the complexes will considerably contribute to the increase of the percentage of the areas under the greenery within the business zone, contributing in both sanitary and aesthetic terms. Greenery should be planned within the complex which would enable the isolation of the main administrative facilities and main pedestrian routes from other production parts, where protective plant belts should be planned primarily as insulation from noise, dust and other harmful influences. The greenery should make up around 30% of the total area of each individual complex.

The plan developer is the PUE Urbanizam from Stara Pazova and the early public review ends on November 20, 2020.
