Construction of new commercial complex on more than 10,000 m2 in forest belt along state highway planned

The Secretariat for Urban Planning and Construction has published an early review regarding amendments to the detailed regulation plan for the Business Zone “Auto-put” in Novi Beograd, Zemun and Surcin in Blok 26 neighbourhood, which envisage the construction of commercial features in the area of land covered by forest.

The goal of the amendments to the plan is to convert a part of the land for public purpose – forests (forest land) into land for other purposes – zone for commercial features in low rise zone (K3) as well as developing traffic network and infrastructure on the location.

The draft amendments to the plan should define the minimum forest shelter belt the width of 20 m along the state route in the area along the highway and to repurpose the rest of the forest land and form a zone of commercial property in a low rise zone on the area of 10,773,10 m2 (1.08 ha).

According to these changes, the current forest area of 52,568.12 m2 (5.26 ha) would be decreased by around 4 ha and the new area would cover 11,597.90 m2 (1.16 ha).

There won't be any changes to current regulation of the highway through Belgrade. The traffic solution defined by the existing planning document for the Business Zone “Auto-put” will be kept, namely the planned S20 road with a 7 m roadway and 2m sidewalks on both sides. This road is classified as a secondary road.

The amendments to the planning document predicts the introduction of administrative road through the business zone which will divide the area into two functional units for commercial purposes. The planned traffic area has the same profile as S20 road. This traffic area ends in a t-shaped ring road according to the current regulations. The width of the vehicle access roads will be decided upon together with the Secretariat for Transport in the next phase of the plan design.

The amendments to the plan, requested by the investor MBM Centar Zmaj were designed by Urbanistiq d.o.o. The public review is open until September 21,2020.
