Residential-commercial complex of 90,000 m2 planned in New Belgrade

The construction of a residential-commercial complex is planned on the corner of Omladinskih Brigada and Djordja Stanojevica streets in New Belgrade. The Novi Sad-based Aleksandar Group is the investor in the 90,000-m2 complex.

The carrier of the preparation of the urban project is Potka d.o.o. from Belgrade, whereas the Zagreb-based Lotus Arhitekti is the author of the preliminary design.

According to the information from the project, the plan is for the facilities to be built in two phases.

– The complex is designed in the spirit of modern architecture characteristic of the residential-commercial purpose of the facilities, as well as the environment of New Belgrade – the urban project reads.

First phase

The first phase facility is designed to features an underground garage, six floors and a loft. It is shaped so as to form a peaceful square in the interior of the parcel, which will be primarily pedestrian. The underground levels will be used exclusively for parking. The ground floor should feature commercial facilities, whereas the other floors will be commercial-residential.

The underground garages will be spread on two levels, with a capacity of 517 vehicles.

The plan includes 230 apartments and 9,563 m2 of commercial space.

The ground floor is 100% meant for commercial activities.

The second floor will be partially residential and partially commercial, with the two sections fully separated from each other, with the possibility of connection as per need. The plan is to have a total of 36 apartments on this floor.

The remaining floors should have a total of 39 apartments and the loft should feature 38.

A total of 23 business premises are planned, of which 17 on the ground floor, with the other six on each of the remaining floors.

The plan includes one elevator in each unit, except in the business section, where three elevators are planned.

Second phase

The second phase facility should have a basement, a garage, six floors and a loft. Here too, the underground levels will be used for parking exclusively. The ground floor is reserved for commercial purposes, whereas the other floors will be of mixed purpose.

– Under the preliminary design, Phase II entails the realization of 42 apartments and 16,875 m2 of business premises, so the minimum number of parking spaces is 327. The parking capacity in the two-tier underground garage is 383 vehicles – the document says.

The ground floor is 100% meant for commercial activities with six business premises.

Other floors should have seven residential and five commercial units each, with entrances independent of the residential section.

A total of 31 business premises are planned, six of which on the ground floor, with 25 on the other floors.

Construction and materialization of facilities

According to the project, the facilities should feature reinforced concrete structures and be built on the spot. The seismic cores are elevator and staircase AB walls. The structures between the floors are planned as pre-stressed reinforced concrete slabs.

High quality materials will be used for the materialization and the finishing works on the facility, in line with the planned features of the facility and the principles of energy efficiency.

– The so-called curtain wall system will be used on the facades of all the commercial section of the facility. As for the facades of the residential-commercial units, they will be materialized so as to comprise a harmonious whole, and modern materials are to be used: heat insulation glass and plaster surfaces, along with partially ventilated facades. The exact choice of façade materials will be defined in detail in an elaborated project. The roof should be flat and not accessible for walking.

Decorative paving by a combination of stone and concrete covering is planned, as are paved traffic routes and grass areas with various types of vegetation.

Vehicles will be able to access from two directions, from Omladinskih Brigada Street and from Djordja Stanojevica Street.
