(AG Real Estate) “Kingdom Hill“ – New Residential Contents in Niš

As the third largest city in Serbia, after Belgrade and Novi Sad, and the largest city in Southeast Serbia, Niš represents a regional transportation center and it used to be famous mainly for its industry and prestigious University. This city is conveniently situated on the crossroads connecting Western Europe with the Black Sea and Istanbul, and South Balkans with East Europe. The arrival of Phillip Morris in Niš in 2003, that is, the privatization of “Tobacco Industry Niš“, awakened citizens’ positive expectations regarding quicker development of the city and its surroundings.

Apelovac is the hill with the most beautiful view of city of Niš. It is only 1,200 meters away from park “Čair“ and 2,000 meters away from the National Theater in the very center of the city, which can be easily accessed from the roads that lead from the hill. Kingdom Invest, an Israeli-Serbian company, will soon start construction of a prestigious residential complex in this, let’s say, the most attractive location in city of Niš.

Over the last ten years, residential projects in Serbia have been mainly developed in the prestigious parts of Belgrade and Novi Sad. Several representative residential complexes were built on Dedinje and in Senjak in Belgrade, while Novi Sad’s boroughs Liman and Veternik obtained few urbanistic units whose philosophy and modern rules of rare residential development offered a new formula of life to this city on the Danube. Since this type of real estates in Serbia still provides highest returns, it is not unexpected that the interest of potential investors in realization of such projects will keep growing. Therefore, the “hunt“ for prestigious undeveloped locations in the cities of Serbia still represents the most profitable business for local entrepeneurs.

That is why the key conditions for commencement of realization of the projects that are similar by contents, quality, attractiveness of location and philosophy of exploitation have been created lately in other cities in Serbia as well. It is interesting that all this happens at the time of the current capital crisis.

When something like that is initiated in the city of Niš, which is not characterized by these projects to the extent that one such city deserves, the beginning of realization of a residential complex that will offer a new concept of quality way of living in this city to its future tenants is, definitely, praiseworthy.

Kingdom Hill – Family Houses

Realization of the first phase of construction of “Kingdom Hill“ on Apelovac hill is about to start. That will be the concept that, from the urbanistic-architectural viewpoint, makes the complex as a whole, and it will be the first of the kind in city of Niš. Judging by its concept, this project belongs to the model of residential development. One can notice that the facilities are linearly oriented, and that they are close to each others, but also sufficiently far from the first neighbors.

Number of floors, adapted to the prescribed urbanistic capacities, fits into the modern concept of quality residential units. Because of the land levelling, the buildings are designed to have cellar, ground floor, first floor and attic. The architects, led by investors, offered such solutions that anticipate space in the cellar for mechanical installations, store room and sports and/or leisure activities.

Spacious family living room and dining room with its large glass surfaces are situated on the ground floor. Carefully designed and highly furnished and functional kitchen is set to enable simultaneous communication with the living room, as well as the garden. There is a direct communication with the yard contents, which brings the abundance of light and the atmosphere of the green backyard into the home. "Smart house" technology contributes to top relaxation of tenants by controlling the house heating, cooling, venting, alarm and video systems, lights and most of the appliances in the house instead of them. Even shutters and curtains are remote-controlled. By means of this system, the users can, for example, set the home state when entering or exiting the house by pushing only one button, and they can also remotely monitor the alarm system.

A small park-garden with a jaccuzzi bath in the section that connects the living room with the yard will make the time spent on the ground floor even more pleasant. It will provide the moments of top relaxation to both hosts and their guests.

Resting area will be situated on the first floor. Two bathrooms on the four-room floor will include top-quality ceramic and sanitarian elements. The children bedrooms are designed to provide a generous and functional living space with large windows and access to a balcony with a well equipped children's bathroom. Parents’ area is defined as a separate apartment unit. The spacious master bedroom includes a walk-in closet and a balcony with the view of the backyard, setting the right relaxing atmosphere for a sleeping room. It also comprises a comfortable and functional master bathroom. There is a space for work or hobby in the attic, which will also include a mini apartment block with balcony. A family elevator enables easy access to all four levels of the house, starting from the basement level functioning as a storage or hobby room, through the living and kitchen area floor to the master and children's bedroom on the first floor, and finally to the upper guest and studio/hobby room in the attic.

Attention and pride worthy!

As the investors of this project claim, “Kingdom Hill“ represents the most quality part of the new look of Igmanska Street. The life in that complex will be - spacious living in top location. These prestigious houses, the pieces of architectural art, are built using the state-of-the-arts materials and cutting-edge technology, harmonizing the modern and classic forms into the environment while maintaining the functionality and comfort of living. All efforts, know-how and technologies will be directed to making these houses “the buyers’ dream houses“.
