In Novi Sad, at Liman residential area, construction of „Park City-complex“, whose investment value is 45 million Euros, is being finalized. The investor is a Dutch company „Vondel Capital“ with head office in Amsterdam. „Park City“ complex is being constructed according to the achitectural solution of „Bureau M+“ from Novi Sad, who received a prestigious architectural award „Ranko Radović“ in 2007.
The facility will have four parts with 45,000 m2 of total surface area, and in the underground a 400-parking lot garage has already been constructed. The complex has been conceived as a residential-business complex, with about 250 apartments of the surface area of 60 to 400 m2. Completion date for building is October 2009.
Rare are the announcements that direct and introduce the investors who have had courage to develop larger residential-business block entities. Particularly when it occurs out of Belgrade, then it is really a valuable indicator and information confirming that there are no rules. In Novi Sad, a wide scope of activities is presentily in full swing aimed at completion and commencement of utilization of „Liman Park“ complex scheduled to be completed till the end of October 2009.
„Liman Park“ complex has been concieved and projected to respond contemporary business and residential demands striving to provide highest quality of space utilization – both to its direct users and the environment. The location of „Liman Park“ is characterized by the proximity of the river Danube, a park in immediate vicinity and direct connection to the main city boulevard. The complex consists of four parts (constructed on four constructions plots), which together form a city block with interior street accessed by passageways from the surrounding pedestrian walkways.
The height of the largest part of the complex (A, B and D) is the ground floor and four additional floors, while the part overlooking the park (C) has a height of seven and eight floors. The width of the interior street on the ground floor is 10m, while the distance increases above the ground floor to 20m due to indentation on upper floors. Different purposes (commercial space, business premises, residential apartments) have been arranged according to the utilization logic and/or accessibility, according to the ratio between the private and the public.
Commercial space takes up the entire ground floor of the facility, constructed with particular attention – as the part „communicating“ most directly with the surrounding area. The ground floor and the gallery are completely connected, so that every store/commercial area has its own gallery. The gallery in itself is 2.82m high, while total net height of the ground floor with the gallery varies in different parts of the facility from 6.25 to 7.12 m.
Both the gallery and ground floor provide for the construction of suspended ceiling where all necessary installations including heating-cooling units („fen-coil-system“) will be placed. The entire façade of the ground floor consists of large surface glass panels, which allows for visual uniformity and permeation of internal and external space, additionally emphasized with equiable materialization of the ground floor (utilization of the same floor panelling for the ground floor of the entire complex – either in commercial space or in pedestrian walkways). Particular attention was devoted to public spaces (interior street and passageways). Business premises are located on the first, second and partially on the third floors of all parts of the complex – except the one facing the park (C facility). They are accessed by individual entrances and vertical communications from the main street, which are separated from the entrances and communications of the residential part. Business premises have been designed as „open spaces“ with high level of adjustability to a variety of needs. Structural glass façade enables transparent views on the surroundings, which make for pleasant and dynamic work environment. Ceiling height of business spaces is 2.85m, with the exception of a narrow part of suspended ceiling adjoining the façade, where „fen-coil“ heating-cooling system will be installed.
Freshness of the State-of-the-art Solutions
Residential units, in the three lower parts of the complex (A, B and D), are situated above office spaces, on the third and fourth floor in the form of duplexes. As mentioned above, their staircases-elevator cores are separated from the business ones, as well as ther entrances, which are accessed from the interior street. The ceiling height is 2.85m. These duplexes are also distinguished by varied structure – they differ in size, number of rooms and their functional organization. In addition to interior equipping with the materials and built-in elements of highest and certified quality, the common factor of convenient living is also represented by spacious terraces on both apartment levels.
The largest part of the façade wall opens to these terraces as regular or sliding terrace doors, offering the possibility of „extending“ the living room space outdoors. Although duplexes are organized „traditionally“ with the night zone on the upper level, and the living area on the lower level, there is a possibility of converting the two (depending on the customer’s wish). In this way, in certain cases, the living room areas converted to upper levels would acquire larger terraces becoming more spatious themselves. In the largest part of the complex (facility C), residential units are located from the first to the seventh, and/or eighth floor. As in other parts, these appartments also vary but a number of them has been designed with a certain level of exclusivity, considering their views of the park. All terraces in this facility have been covered with removable transparent glass panels without vertical bars, which can be folded, thus exposing the entire terrace, or unfolded, which then provides a private „greenhouse“ for each apartment. On uppermost floors two- and three- level apartments feature private roof terraces. In addition to standard equipment, all apartments in all parts of the complex include air-conditioners. External parts of these units will be located on the roof in parts A, B and D, while the facility C will have niches on each terrace especially designed for this purpose.
All aspects of „Liman Park“ complex, a functional
set up and organization, configuration and implementation, have as their goal
not only the realization of high quality spaces, but also introduction of new standards
in Liman city area, and in the whole citiy. Particular stress has been put on
