(AG Real Estate) Hotel-business Complex in Block 11a - Boris Podrecca prepares new surprise


Number of multifunctional complex development projects in Belgrade is growing. The most usual projects are the ones that represent combinations of residential, office, retail space and/or hotel contents.

Development of, at least, 7 such multifunctional complexes is currently underway in Belgrade. One of them is under construction at the location in Block 11a in New Belgrade, in the vicinity of the business building of Energoprojekt. That is the area where the realization of several such projects is in progress. Once completed, they will raise significance, quality and recognizability of not only that block, but also the whole city!

One of these projects is business-hotel complex in west part of the junction of Mihajla Pupina Boulevard and Trešnjinog Cveta Street. The investor of this complex is Michaeler & Partners, and the facility should be completed by the end of year 2009. The “Atelier Podrecca“ team from Vienna, led by professor Boris Podrecca (professor at the University of Stuttgart and corresponding member of SANU), designed the preliminary solution in association with “Multicon Engineering”, which was responsible for implementation of local standards and regulations. In addition, the team of “Multicon Engineering”, led by graduate engineer of architecture Maja Kusmuk, is in charge of the entire project management.

Following the grandiose covering of marshy land, New Belgrade, former “bedroom“ of the economic-financial and political centre of socialist Yugoslavia, was conceived as the city of future. The land-utilization plans for that area anticipated construction of long and wide boulevards with large residential complexes between them. In addition to its basic concept, New Belgrade had only few business and accompanying contents: several hotels, business center “Sava“ and the existing buildings of Central Committee and Federal Executive Council.

At the beginning of the new millennium, the vast free area started to gain previously defined roles and values. Over the last few years, business facilities have been developed by, mainly, foreign investors, which introduced modern office space of A and B class to the market. The first large modern shopping mall at 80,000 square meters was opened in New Belgrade in 2007, while another one at 130,000 square meters will be completed in 2009.

Further market development, growth of demand and modern way of living imposed the need for commencement of realization of multifunctional projects. Thus, several business units that represent new business hubs have been formed lately in New Belgrade. Also, the projects that have recently been implemented in Serbia, especially in Belgrade, are up to the international standards of realization and development. When the investors decide to finance development of such complexes, they usually hire eminent companies from the world of architecture, which then attract all other participants in the business.

The banks find such high-quality and referential projects recognizable and attractive, and they are usually willing to provide financial support for their completion. That is why the positive and quality role of local architects and project managers, along with the expected selection of credit-worthy and qualified contractors, represents the winning formula that will help the investors decide to start realization of potential projects.

Concept of Complex

The complex is situated alongside Mihajla Pupina Boulevard, one of the main streets in New Belgrade. The preliminary solution for the facility came as a result of the careful study of the location and its surroundings, with the accent on the building of Energoprojekt (designed by architect Aleksandar Keković in 1982), which is situated west of the subject location.

The two purposes of the complex, city hotel and business building, are expressed through dialogue of two separate cubuses. Crystal structure of the business glass tower is connected with the hotel facility by the pulled joining section. The hotel facade facing the river is characterized by gentle vertical curves and arch that follows the curved flow of the Danube. The business building comprises two facilities – eleven-floor tower and four-storey tract.

The project anticipates construction of two underground floors beneath the entire complex. The overground part is divided into two independent units of different contents. The hotel will be situated in east part of the complex. It will have eight floors, cellar and attic. West part of the complex is reserved for the business building that comprises two wholes. Sector A is a business tower (cellar + 11 floors), while sector B is lower (cellar + 4 floors). Gross building area of the overground part and the underground part of the complex is 24,200 square meters.

Shaping Hotel

The base of the hotel is L-shaped. The hotel facade facing the inner yard is characterized by gentle vertical curves and an arch. The glass cubus that emerges from the facade at the level of the ground floor makes the green area behind the facility visible, even to the people in the street, and creates more space for a cafe. Glass-covered shorter branch of the L-shaped base runs behind the corner, goes upwards, providing light and view for hotel corridors, and then curves back to the ground on the other side of the cubus. The branch that is parallel to the Boulevard ends in the fire escape, towards future neighbor in the east.

The hotel is designed according to the standards for a four-star hotel. It is positioned as a city hotel that provides services for businessmen, congress visitors and tourists.

Central hall, reception desk with office space and luggage room, hotel restaurant, bar and cigar lounge are all settled on the ground floor. The restaurant offers the view of a small park. Spacious open staircase connects the hotel hall with the hall of the conference centre at -1 level. Small conference centre comprises six multifunctional halls, three small and three large ones. Three halls can be merged into thanks to foldable soundproof mobile partitition walls. That enables independent organization of various events at the same time – from small conferences, seminars and meetings, to large banquets, weddings and celebrations. All halls are equipped with the state-of-the-arts audio-video equipment.

The floors between the first and the eight are reserved for total of 185 hotel rooms. In addition to 14 rooms on the first floor, there are, also, administrative premises, as well as wardrobe and dining room for the staff. The hotel units (rooms) between the first and the eight floor are designed according to the standards for this category of hotel. The facility also includes four rooms for handicapped people with the neighboring rooms for escort, as well as eight rooms that can be merged into suites. All floors between the second and the eight are exclusively designed for accomodation of guests (25 rooms on each floor between the 2nd and the 6th, and 23 rooms on the 7th and the 8th floor). A business club with small service kitchen and balcony orientated towards Mihajla Pupina Boulevard will be settled on the pulled floor. The premises for relaxation (fitness, sauna, steam bath, solarium, rest room, balcony and necessary accompanying premises) will be situated in the separated part of the pulled floor.

The hotel interior with its accompanying equipment is designed to meet the demands of modern business, recognizability and maintenance. Careful selection of materials, especially ceramics and fabrics for walls, application of dry construction in combination with modern lighting, as well as high-quality and functional furniture, will beautify this hotel, which will also offer sufficient number of elevators, modern telecommunication equipment, up-to-date video surveillance and fire alarm systems to Belgrade. The authors of the preliminary concept of the interior are architects of “Bost group“ from Berlin.

Business Building

The facility consists of 2 interdependent wholes – lower brick cubus with alternate glass and full surfaces, which stretches alongside the ground floor and goes upwards encompassing the entire 4-floor tract, and 11-floor glass “floating“ tower at the corner, which is shaped as an irregular crystal. A transparent steel net-like structure – crown - is mounted on the very top of the tower. It serves to hide mechanical equipment on the roof, and it follows the curve of the glass surface.

The lanterns that provide light and ventilation for the underground premises emerge from the grass-covered area in the yard. The ground-floor footways and entrance area in the south are covered with printed bicolored concrete, while crushed stone covers the north yard facade. The access road for fire vehicles is covered with the new kind of grass elements made of honeycomb-like hard plastic, which enables drainage of ground water and can endure the weight of aforementioned vehicles. The lanterns with panel vents for ventilation and smoke elimination and security glass for garage lighting system are arranged all over the ground-floor.

The facility’s business-administrative contents, excellent location, function, equipment and modern looks should satisfy the needs of both local and foreign companies. Underground garage, shelter and technical premises are situated at the levels beneath the ground. Entrance hall with reception desk, security room, garbage collection and disposal premises, toilets on the ground floor, as well as staircase and elevator core, space for installations and the space in front of elevator on all floors, represent joint contents, while the rest of the space will be leased. The future renters are offered flexible arrangement of premises, from traditional office units to completely opened landscape offices. Every renter also gets a toilet and a small kitchen.

External walls on the ground floor, in sector B and in the section that connects this business facility with the hotel are built of gas-concrete blocks. Windows and partition walls between the built fields on north and east facade are made of PVC, while those on west and south side of the facility are made of powder-coated aluminum profiles.

Side walls on the underground floors are made of waterproof concrete. The walls of the shelter alongside the side walls of the facility are twofold with drainage layer over two-component hydro-insulation coating and styrodur layer between the walls. The walls of the overground floors are: concrete walls covered with plaster boards, plaster-cardboard walls and brick walls built by flexible mortar. The walls between the spaces of different renters are made of fireproof plaster boards. The floating floor of low lobby is covered by polished crushed stone. The floors of the communication and office spaces are twofold, prefabricated, and made of acoustic panels with finishing textile cover, which has to be of class A1 in corridors - uninflammable and environment-friendly.

Partition walls between the offices are made of anodized aluminum profiles with glass filling. Glass partition walls in the space in front of elevators are fireproof, covered with the masks of aluminum profiles, with fireproof glass filling and smokeproof doors. All metal parts are protected by two-layer anticorrosive coating and high-quality paint for metal.

Business premises are equipped with all necessary installations: TTI (heating, ventilation, air conditioning), electric installations, telecommunications, plumbing and sewerage, sprinkler system and elevators (3 electric passenger elevators, 2 of which with the capacity of 1,275kg and one with the capacity of 820kg).
