Kopaonik is going to get another nice tourist star – the suite complex poetically named “Green Roof of Serbia“. On that occasion, our editors spoke to Ivan Đurđić, the CEO of company ISB Ltd. from Belgrade, which is the investor of this attractive weekend complex on the most popular mountain in Serbia.
Here are some of the details from our conversation.
eKapija : Would you describe the investment in “Green Roof of Serbia“ for us
Suite complex “Green Roof of Serbia” is situated in Weekend Complex on Kopaonik, alongside the road to Rudnica and Raška. It is located in the vicinity of restaurant “Komita”, and it is about 3.5 km away from “Konaci”. The location is excellent. The facility is hidden between two slopes, alongside the road. Future owners will be enjoying the view of green peaks of Serbia from large balcony and living room.
These beautiful suites are intended for true lovers of mountains, nature and Kopaonik. They are intended for active people who love to enjoy themselves, as well as to work on their house and fireplace.
The surface of the land we intended for construction is 20 acres. Realization of the first phase is underway. It includes construction of 660 square meters at 6.5 acres at five levels. It will be followed by the second phase, which will include construction of 3 facilities at 1,900 square meters with total of 24 suites and tennis court.
In order for the tenants to feel “like they’re home”, every suite is separated from the others, it has a separate entrance and approach, as well as balcony. The largest, duplex apartments will make it possible for their owners to use part of the lot and make their own gardens if they like.
The parking places are, naturally, provided.
The first, trial facility was completed few years ago. It helped us learn all the advantages and flaws of the structure. For example, we have found the entrance to the suites, which is protected from snow and wind, very practical. Snow can not enter the suite when the door is opened. The pantry for heating material and skis is situated within that thermally insulated space. Thus, the tenants can start the morning with a nice cup of coffee instead of cleaning snow to reach fire-wood.
There are three types of heating available – fireplace in the living room, wall heating system in bedrooms, and floor heating beneath all ceramic surfaces. Insulation is of high quality, and we are very satisfied with how quickly the desired temperature can be reached.
We have offered the following structures to the market:
- 2.0, 54 square meters (37 square meters of heated surface, 12 square meters of balcony and 5 square meters of pantry),
- 2.5, 66 square meters (49 + 12 + 5),
- 3.0, 76 square meters (57 + 14 + 5), 1800 EUR/ square meter,
- 4.0, 128 square meters (99 square meters + 25.5 square meters – 3 balconies + 10 square meters - 2 pantries + 6 square meters of lot around the house).
eKapija : What is the value of this investment ?
Total of 825,000 EUR will be invested within the first phase.
eKapija : Who is running this project on behalf of investors ?
The author of the project and the supervisor of the works is our famous architect and artist Nebojša Krstić, regular professor at Megatrend University.
eKapija : When do you expect the facility to be finished ?
The first phase will be finished in September 2009. The second phase will start in April 2010, while its completion is expected in 2013.
eKapija : In which phase is the project now ?
The roof of the facility was built in November 2008. We had a bit of luck since it started snowing only few days afterwards. We will continue the work at full steam as soon as the weather allows it.
eKapija : Would you list the contractors, subcontractors and suppliers of equipment for this project ?
We did our best to hire only local companies, so that the main contractor is company “Zidar” from Raška. We are going to install aluminum façade carpentry with thermostat, sanitarian elements and ceramics from Spain, Italy and Czech Republic.
eKapija : Tell us something about company ISB.
Company ISB Ltd. was founded in 2000, and it comprehensively deals with real estates. We offer the city planning consulting, engineering and legal services, and we also mediate in sale and rental. We provide our clients with full service: we find appropriate building lots, provide the documentation and consulting support, and help them register the ownership rights.
