(AG Real Estate) Project "Savograd" at 35,000 square meters in New Belgrade - end of spring 2008

For a long time now, the subject of general interest expressed by professional engineering audience, as well as by the entire public, is the completion of the investment venture of company CA IMMO in New Belgrade. That is a modern business unit made of two buildings – twins that are connected to each other at their lower floors. This should finally be the first modern A-class office space intended for the lease market.

In the existing ambience, once completed, this project and new Intercontinental hotel will turn the area in the vicinity of “Sava“Center in New Belgrade in a powerful and modern conceived business centre that would make every capital city in the surroundings proud!

On the territory of Belgrade that is famous for the most dynamic development, on the left bank of the Sava river, in Block 20 in New Belgrade, the venture called “Sava Business Centre“ (SBC in further text) is close to its completion. Located only 15 minutes of slow driving away from both the Belgrade airport and the centre of the City on the right bank of the Sava, in the very centre of an urbanity whole, Savograd will put a special architectonic-urbanity mark on the capital of Serbia. This location, which is positioned on the crossroads of transportation corridors Vienna/Zagreb and Sofia/Thessaloniki and includes three Belgrade’s boulevards in the vicinity of three bridges, guarantees insurmountable advantages of the quality of business. Neighboured by vast green surfaces and situated near the confluence of the Sava into the Danube, standing next to two existing hotels and the third one whose construction is about to start, this business block is recommended for the headquarters of the largest foreign companies operating in Serbia whose names are famous all over the world.

Outstanding details

The two business buildings, parts of the unit called SBC, are the only Class A buildings in Belgrade with the high-quality equipment. They serve as an example of the modern architecture that is completely integrated into the environment. Both towers have total of 35,241.33 square meters of space with all surfaces above and under the ground. Total net surface per tower amounts to about 10,000 square meters with about 930 square meters for rent at every floor of each tower. The height between the storeys is 3.6 meters, while the height between double floors and low ceilings is 3.24m. Structure of the facility is of reinforced concrete and the raster dimensions are 7.8m x 7.8m. (Construction of the object is done in the framed, reinforced-concrete raster set up 7.8 m x 7.8 m)

In addition to the ground floor and the mezzanine floor, there are another 8 levels of office space above and two garage levels under the ground. The renters will be offered more than 310 parking places at these two levels with two different access roads, as well as about 80 outdoor parking places. In that way, this complex will have the solution to all relevant problems with parking in the area around the business buildings. The garage will be automatically vented, so that the influence of carbon monoxide will be minimal. There will be premises at the underground floors where the goods required for successful functioning of the whole complex will be kept.

The modern structure facade with a specific architecturally functional two-floor bridge, which connects the two towers, can already be seen. Glass curtain in the windows represents the enamelled glass wall that consists of double enamelled glass framed into an aluminium profile. The approach to elegant lobby at the entrance to both facilities is enabled from the access plateau. There is a functional retail space on the ground floor from which, after the process of registration, lead two staircase junctures and four modern fast lifts. A modern “in house“ restaurant with 300 seats and fresh food prepared on the spot will be opened on the mezzanine floor and it will offer the comfort that can be seen in similar business centres all over the world. The first mutual connection of the towers is formed on the first floor and that floor occupies 2,700 square meters. As far as space that is the subject of interest is concerned, it is a flexible office space of high architectural international standards and quality. Maximum flexibility of space is achieved through possibility of combining the free space on each floor into different units in many ways.

Every renter will be able to complete his space either with the modern plaster-cardboard partition walls that have excellent sound characteristics or with the enamelled glass surfaces that will preserve transparency of the space.

Modern installations and procedures

High-quality and modern procedures and models of FM will be applied to the whole facility. Excellent sound and thermal insulation is achieved throughout the complex, as well as modern heating, cooling and air conditioning solutions. According to the plan, all operations inside BMS (building management system) will be TV-controlled and completely computerized.

It should be pointed out that an up-to-date fire detection and alarm system will be installed in both buildings and that, in combination with anticipated sprinkler system, it will represent a quality fire protection. Also, the buildings will have an integrated 24-hour protection and security service that will be backed by the central access control in the buildings.

Every tower will have two elevators for 8 people (630 kg) each and two lifts that can hold 12 people. The three of these four elevators will be carrying people from the garage floor to the highest floor, while the fourth one will be moving only from the ground floor to the roof.

Lighting and power supply cables satisfy the highest standards of quality. Low-voltage installations are integrated into the state-of-the-arts telecommunication systems. The plan is also to enable possibility of distribution of radio and TV signals in the whole complex.
