(AG Real Estate) Time-share project "Hotel PegaZ" in Vrnjačka Banja

We are seeing more and more examples of private investment initiative whose presence in Serbia is growing. Obvious example is the project whose realization started in mid-2008 in spa resort Vrnjačka Banja. In the late 19th and in the early 20th century, this spa was the central place of Šumadija, the heart of Serbia, and it was predestined to be the gathering place of Serbia’s elite of that time, growing class of Serbia’s aristocracy and the place where Serbian royal families used to meet with the cream of the state, politics, culture, art and business.

Today, at the beginning of the 3rd millenium, Vrnjačka Banja again inspires and attracts entrepreneurs to improve the quality and attractiveness of existing hotel contents by investing in real estates and by stimulating development of high-quality contents in former tourist pearl of Serbia’s spa tourism.

According to the existing plan and program of the Government of Republic of Serbia for development of spa tourism, Vrnjačka Banja is one of the most important destinations in Serbia. This spa resort with a long tourist tradition, which used to be visited by numerous reconvalescents for years, has, once again, entered the new phase of development after many “years of drought“. Realizing that they can rely only on themselves and that they will not receive any support, private investors found the way to increase their capital by investing in development of hotel capacities in Vrnjačka Banja. Rich with annual manifestations, such as carnival and film festival, Vrnjačka Banja represents the main investment node in central Serbia. Development of its hotel capacities will make this resort and its surroundings recommendable for more frequent and longer visits by tourists.

Confirmation for everything mentioned above concerning development of Vrnjačka Banja is the commencement of construction of Time-share hotel “PegaZ“.

Location and urbanism

Future PegaZ hotel will be standing on a mild slope, 250 meters above the sea level, at the corner of Miloša Obilića Street and Olimpijska Street in Vrnjačka Banja, some 300 meters away from the central park zone of that town, in the vicinity of bus station and sports center “RAJ“ with football and tennis courts.

According to the plan, the base of PegaZ hotel, which will include cellar, ground floor, three storeys and attic, will be of irregular shape. That will be a facility with unique function, but dilatationally divided into three buldings. Entrance to the facility will be on the southern side, at the ground floor. With its purpose and structure, the facility will perfectly fit into the existing architecture of the spa resort and broader surroundings and, along with well-organized terrain, it will make a specific ambiental whole. A circular access road, of which forming is in the pipeline, will complete the function of the facility and surrounding contents.

This project is also worth attention because it is financed in accordance with the generally known principle of “Time-share“!

In accordance with all anticipated contents, function and adopted surfaces, it can be noted that the hotel rooms are mainly of four-star category. This facility will have total of 114 accommodation units, some of which will be the five-star residential suites (with excellent view and large balconies, aluminum panel vents and jacuzzi baths on some balconies). There will be four main premises in the hotel, each of them with different purpose (restaurant, aperitif bar/lobby/internet wireless, reception desk/exchange office, beauty parlor, massage room...), and a garage with 24 parking places. There is possibility of forming the premises where guests can gather when needed.

All accommodation units will be finally treated according to the purpose of premises, so that they will represent the maximum of the expected comfort. Floor cover will be either parquet floor or ceramic and granite tiles. All walls will be painted and smoothly alligned with dispersion paint, except for the toilet and bathroom walls that will be covered with ceramic and granite tiles to the ceiling. Ceilings will also be smoothly alligned and painted with dispersion paint. Depending on their purpose, some premises will have plaster, mineral and aluminum low ceilings at some places. All accommodation units are designed as the units of four-star category.

The facility will be equipped with quality high-voltage and low-voltage electric installations, satellite and cable TV, intercom and video monitoring system, central gas-powered heating installations. Also, the category of this hotel requires installation of fire alarm system. All facade walls of the facility will be covered with akrylplast thermomineral facade, which gives different results in a sense of the relief furnishing rate, all this in combination with chopped natural or silicate rocks.

As special additional elements, there will be aluminum panel vents on all windows and French balconies, wrought iron fences and enameled wood pergolas.

Let us then wait for this project to be realized and head for Vrnjačka Banja once again!
