Building land in New Belgrade's Block 63 for sale – Starting price RSD 513 million

The Belgrade Land Development Public Agency has called a public bidding for the purpose of the disposal of publicly owned building land in New Belgrade's Block 63. The land will be sold to the investor which offers the highest price, and the applications are to be sent by April 12, 2017, whereas the public bidding will take place a day later at the agency's premises.

The land offered is located on the corner of Jurija Gagarina Street and Nehruova Street and has an area of 8,328 square meters. The parcel in question is located in a mixed city center zone, which entails a combination of commercial and residential features. The total allowed gross developed building area of facilities on the parcel amounts to 41,640 square meters and the maximum facility height is 32 meters, with around eight floors.

Future facilities can be built as either commercial or commercial-residential facilities, with commercial features on the ground floor being mandatory. A multi-floor collective garage can be built on the parcel exclusively, and, in line with the current general regulation plan of this area, the construction of any facility requires the preparations and approval of an urban plan for the purpose of the urban-technical development of the location.

The starting price has been determined based on the market value of the land, estimated by the Administration of Public Revenues of the City of Belgrade, and amounts to RSD 61,599.60 per square meter of land, amounting to RSD 513,001,468.80 for the entire complex.
