The construction and sale of luxury real estate is the construction and sale of dreams, is the joint conclusion of the speakers at the panel “Luxury Residential Development in the Region” at this year’s REBEC conference, of which eKapija is the media sponsor.

As Vojislav Popovic, the regional manager of Lindner Belgrade, currently the main contractor on a project in Spain, in Costa del Sol, illustrated, luxury real estate is like the best car or the most beautiful girl – only a few can get them, but many desire them.

Those who can afford this kind of real estate are not much different from each other.

– People who seek luxury real estate are similar in all markets, because they have the same ideas and come from the same milieu, they are looking for the same results and they have big expectations. On the other hand, they have different dreams and different mentalities – Popovic says.

Talking about luxury real estate, he differentiates between clients which come from the construction industry and those who have the money, but know nothing about construction and design.

– Regarding construction, you will face high demands, which you need to meet. Some companies find it harder to reach a standard in the market and are not as successful, and then there are those that can reach a higher standard and are successful. Those who can not only achieve that, but also reach the realization of their clients’ dreams are very rare. They are the best to work with, because they provide the best service – clarified Vojislav Popovic.

He also says that it’s the financing that leads to a better position, because they are equal with clients in that case and share the same dream in that process:

– We work together, in order to realize the demands, but also to share our experience, which can be very useful in the know-how sense. It is very important, because we are creative together, clients listen to our advice and that gives value to the real estate.

He also believes that the future of luxury real estate lies in abandoning large cities and seeking peaceful living places – comfortable houses in a nice environment for those who can afford it.

– This trend may not come as fast to Serbia, but it will be increasingly attractive to purchasers, especially considering the living conditions in the city: crowds, lack of parking spaces, pollution – Popovic believes.

Bright future for condominiums

Oliver Szocs, an independent property consultant, said that purchasers of luxury real estate wanted the whole package – a good location, quality, service, and that they would gladly pay for it.

– They want to buy something that they will enjoy and that they will not have to worry about much. Space has become very important during Covid, the accessibility of the location, the nearby services, but also energy efficiency and the integration of the facility into the environment – he adds.


Due to this, he believes that condominium projects have a bright future, because people value their time.

He also believes that there’s room for various projects, but that the brand is very important as well and that it is only the brand that people buy “through phones”.

Luxury real estate offering extraordinary experience

Slavica Milic, the senior marketing manager at Porto Montenegro, believes that buyers of luxury real estate look for an extraordinary experience, which needs to be created, because it also builds the destination and the product itself.

– Three trends are current at the moment which have to do with purchasing luxury real estate: lifestyle, investments and wellness, that is, our real estate needs to be something more, it needs to be our place for living, working and enjoying ourselves, for sports – she said.

She believes that luxury real estate needs to be “smarter” when it comes to design, but also to offer something that will be interesting to purchasers with different needs.

– Following the innovations requires paying attention to the market, and the brand and the positioning in the market, that is, marketing, are extremely important. Your brand needs to reflect what the purchasers want. It is necessary to always offer surprises and create new experiences. Porto Montenegro achieves this through its event calendar. It is not easy, but it is challenging, ambitious and it is part of our philosophy – Milic said.

This year’s REBEC is held until June 15 as a hybrid event.
