RETROSPECTIVE 2013 - Investments in REAL ESTATE that attracted greatest attention of eKapija users

The eKapija investment team has recently done an analysis and formed a rank list of investments and investment ideas that attracted the greatest attention of eKapija users in 2013. The results are very interesting, some are expected, but there is a plenty of surprises, which is why we have decided to share this information with you.

We present you the most interesting projects in the category of REAL ESTATE.

With the halt in providing subsidized loans late last year as if our readers’ interest in state-owned residential facilities decreased. Last year, the top ranked in the list were Stepa Stepanovic and Dr Ivan Ribar settlements which this year ranked the last. The top three ranked projects are completely different – residential-business complex in Block 63, Serbian traditional houses and Belgrade on water.

Compared to last year when many facilities came from provinces, only the future complex of the American company Clean Earth Capital in Nis and projects of Novi Pazar-based company, Mujen listed themselves this year.

The so-called Chipsy city in Block 67a ranks the first. Ex owners of Marbo product, Andrej Jovanovic and Bojan Milovanovic, today owners of Deka inzenjering, are planning to build flats and business premises in Block 67. Even a competition was released for the complex and the last news was that the fall should have seen the construction. However, the works have not started yet.

Mass action initiated by the Ministry of construction ranked the second. Firstly, the competition for development of the preliminary architectonic design for residential facilities based on architectonic principles of traditional construction heritage of Serbia was released and then the best ones were selected. As announced from the Ministry, awards should have been delivered in early December and citizens should have been called for applying for free main designs of traditional Serbian houses. It has not happened yet, either for Minister of Ilic who is preoccupied and who was supposed to deliver awards officially or there was a kind of a halt in the project.

The culmination of the saga with respect to Belgrade on water, a couple of decades old, is the project "Belgrade on water " announced this year which UAE investors will built and which ranks the third on our list. The first stage of works should start in September, and it will comprise the construction of a tower 180 meters high and a shopping center. The Belgrade tower will be located between Gazela and a tram bridge.

The fact that early 2014 will see the construction of business-residential complex at the location of former Beko at Dorcol attracted our readers’ attention so the story ranked the fourth. Greek investor, Lamda development, has not chosen the operator for a department store yet, i.e. a five-star hotel chain under name of which the hotel will operate while an architect, Zahe Hadid is developing the main design.

The fifth ranked are the projects of Mujen company - villas as in American movies in Novi Pazar and suites in Kopaonij. The suite complex at the most famous ski center in Serbia ended last year. Guest have 350 suites on 20 m2 - 140 m2 at their disposal, with beautiful view over the slopes of Kopaonik, a wellness center with massage rooms, a restaurant with a terrace and many other facilities in a luxurious suite complex of weekend settlement on Kopaonik.

Our readers were also interested in the new living space in Belgrade’s Banjica built by Czech company CPI Group, Paunov breg with 107 flats ranks the sixth.

It has been three years in now, i.e. since the announcement of the construction of the residential-business complex totaling EUR 170 mil, the project in Nis has been attracting great attention and this time it ranked the seventh. According to the last information from the American company, the spring 2014 should see beginning of construction at the location Bubanjski heroji.

It seems the most luxurious real estate always attract attention. The text that a flat with three rooms at the price of EUR 750.000 EUR can be found at the Ambassador Park Dedinje complex attracted great interest of our readers and ranked itself eighth. In November, in Belgrade settlement Dedinje, the first suite was finished and penthouses of 913 square meters which are, according to investors, similar to villas when it comes to comfort but more simple and convenient for maintenance will also be available to customers.

The new that in 2013 Napred is planning to start construction of a residential-commercial complex in Block 41a in Novi Beograd reached the ninth position. However, funds for this complex have not been provided yet. The complex should be constructed at the corner of Boulevard Milutin Milankovic and Omladinskih brigada Street, at the construction lot of 2 ha. The complex comprises two residential towers and a shopping mall where in its ground floor, the first Belgrade-based supermarket of the famous French trade chain, Carrefour.

The tenth ranked is residential-business complex, Atrium 63 in Block 63 in Novi Beograd, built by Basal.

Residential settlements in the capital positioned from the eleventh to fourteenth ranked - Dr Ivan Ribar settlement, Trio in Visnjicka banja, Stepa Stepanovic in Vozdovac.

The fifteenth ranked takes us back to Dedinje where new USA Embassy was officially opened in July.
