Construction of Residential Space with Over 500,000 m2 of Gross Developed Floor Area Planned in Vozdovac – Area Between Brace Jerkovic, Kruzni Put, Darvinova Streets and Peka Dapcevica Blvd to Be Urbanized
This is an area of around 20.03 ha, on which, according to the plan, two different purpose groups are recognized.
– In the section along Brace Jerkovic Street, free-standing residential facilities, with 5 and 21 floors (including the ground floor) are grouped into an open block. In the section of the corner of Peka Dapcevica Blvd and Darvinova Street, mostly residential facilities of poor quality are grouped, comprising an unhygienic settlement. Similar facilities are also located near the corner of Kruzni Put and Brace Jerkovic streets. The second group of facilities consists of business facilities, grouped along the southern part of the area covered by the plan. The rest of the location mostly features undeveloped and devastated space – the plan says.
The plan is for the number of residents in this area to increase from the current 1,273 to 13,000.
According to the estimate, the gross residential areas, according to the plan, should end up taking up over 500,000 m2 instead of the current 35,105 m2. Also, new commercial features are planned, with a gross developed floor area of 50,000 m2.
When it comes to the traffic routes, the plan says that Peka Dapcevica Blvd (Kumodraska Street), which is the western tangent of this area, is to become a main road. Darvinova and Brace Jerkovic streets are to remain second-grade streets, whereas Kruzni Put Street is to lose its first-grade-street rank and become a second-grade street.
The initiative for the preparation of the DRP was submitted by the company JINPROS DOO Beograd, and the drafting authority is Urbanisticki Centar doo Beograd.
The early public inspection lasts until June 12, 2023.
