One Are in Attractive Location Worth up to EUR 50,000 – How is the Price Formed?
As early as last winter, there was talk about the value of land on Zlatibor: EUR 2,000 per are is about average, in more remote locations, although it’s nearly impossible to find a plot of land. Still, if you want a piece of land in the first construction zone – expect a price of up to EUR 50,000. That’s comparable to a good apartment on the periphery of Belgrade. In the second zone, an are costs around EUR 15,000.
The prices on Kopaonik are similar. Again, the position itself has plenty of influence on the final amount. At the moment a 250-are plot of land is being sold for as much as EUR 3,750,000, which means that the price per are is EUR 15,000. According to the ad, the plot of land is registered and the construction of apartment-type facilities for tourism or residence is allowed on it.
It is located close to Cajetinska Cesma, and the ad also says that “the parcel across from this land is meant for the starting point of the ski lift (gondola) which will go up to the peak of Kopaonik”, so the price jump is no surprise.
At the same time, an ad was published for the sale of land of slightly over 18 ares, for EUR 749,500. The price per are in this case is the incredible EUR 40,800. Again, the advantage is the proximity of the plot of land to the planned gondola – 200 meters away.
It needs to be kept in mind that the price of the parcel primarily depends on the location and its attractiveness, as well as the degree of urbanization. The price is, of course, higher in locations where there are better options for residence, education, entertainment, enjoyment, work, shopping. Concretely, these are central zones of a city or a tourist place.
