Office Building in Kneza Mihaila Street for Companies with a Tradition
– Their value is nearly equalized with those in newly built facilities, which, until recently, due to the implementation of modern construction standards and modern design, had the advantage in the office space market – says Sanja Svilar, Commercial Services Manager at Novaston.
One of the best locations in Belgrade for companies' operations is at the very core of the old city and the main pedestrian zone – Kneza Mihaila Street. A combination of the traditional and the modern best describes the former building of the company Rudnap, which will be turned into a high-quality and functional A-class office space, developed in line with the latest architectural and design standards, following the reconstruction.
Novaston Asset Management, as part of the Novaston platform, is the representative for the lease of office space in this building, which will become available for lease at the beginning of the autumn.
This edifice of considerable historical value, from the late 19th century, has survived shelling during the Great War, and then several bombing raids during the Second World War. It is situated on a very attractive location – at 6 Vuka Karadzica Street, on the corner with Kneza Mihaila Street, and diagonally from the Serbian Academy of Sciences and Arts building.
This is a building with five floors, with over 1,400 m2 of high-quality office space available for lease. A type floor has c. 270 m2. The exception is the space on the ground floor of c. 70 m2, which is ideal for hospitality facilities, such as cafes and restaurants. The first two floors, as the oldest part of the building, which dates back to the 19th century, have high ceilings, which is characteristic of the "salon buildings" of that era. Also, especially attractive will be the fifth floor, which, in addition to a high ceiling and roof windows, has a truly impressive dome – explains Sanja Svilar.
Today known as the former Rudnap building, this highlight of Belgrade was built between 1870 and 1875. The famous "Rusija" hotel was located in it, and the owners were the famous Barlovac family of traders. In the 20th century, it was extended on several occasions, following the construction trends dominant in those times, and subsequently became one of the symbols of downtown Belgrade. This future prestigious office space, reconstructed and equipped in line with the 21st century standards, will be the right place for companies with a tradition.
