MPC Properties – Green Construction and Sustainable Real Estate Portfolio

The strategy of MPC Properties is the construction and development of the most modern retail and office facilities of A class in line with the highest global standards. In building our facilities, we pay special attention to the principles of green building and the impact they have on the tenants and the environment. As a market leader, at MPC, we think in the long term, and, when it comes to the quality and the sustainability of facilities, we make no compromises, for which we have been recognized in the market. Our job does not only entail the construction and development of real estate, but also its management, so it is extremely important for the facilities we build to be sustainable and functional, and the end goal is to build sustainable facilities which achieve Building Resilience for Climate, People and Economies. In the past 10 years, MPC has contributed to the promotion of green building, so we now have 3 facilities which are designed and built in line with them: Navigator Business Center 1 and 2 are built in line with the LEED Gold standard, USCE Tower Two is built in line with the BREEAM standard, whereas USCE Shopping Center is one of the first and the biggest certified shopping centers in the region and Europe, thanks to the LEED EBOM certification (LEED Certified Existing Building: Operations and Maintenance) in the field of existing operating facilities. MPC also confirms its engagement when it comes to green building by being an active member of the Serbia Green Building Council. The essence of green building when developing a project is to consider its entire life cycle, which begins with the idea, planning, designing, through the execution of the works, all the way to the manner of its use. MPC Properties does not only build facilities, but also maintains and manages them, so for us it is very important to monitor the entire development of a project, considering that an investment that entails investing in green building systems realizes considerable savings in the exploitation phase.
When it comes to environmental protection, MPC Properties has also integrated its rich experience in developing and managing real estate in the process of designing the concept for the remarkable office building USCE Tower Two. In preparing the concept for this office building, we wanted to push the boundaries in the local market and keep up with the current world trends and facilities which are now being developed in larger business centers, primarily in London, Vienna and Warsaw, so a new technology of natural ventilation is implemented in this building for the first time in Serbia.
Thanks to that system, a minimal consumption of energy ensures excellent air quality in the space. Also, the very environment of this office complex is enriched with indigenous varieties, which further enhances the environment that stimulates creativity and incites healthy productivity.
Each our next project is further upgraded, pushing the boundaries of the market, so our next step is to implement the Well certificate Health and Safety for the entire portfolio of MPC Properties, namely, USCE SC, BEO SC, Mercator, IOC, Usce Towers 1, 2 and Navigator Business Complex. This certificate is of special importance to us, considering the current Covid-19 pandemic situation, as well as a way to integrate the best world practice into our system and operations, while contributing to the improvement of the whole community.

We are currently in the phase of the development of an all-encompassing socially responsible strategy in line with the ESG (environmental, social and governance) factors, on the level of the entire MPC system, which will be implemented in our facilities.
