When it comes to real estate or office space, do you have the need for as many pieces of information as possible? Do you want to know which apartments are available for purchase or lease, what their areas are, what the dimensions of the space are and which structures are available in them? Perhaps you want to take a tour of the space, as in a video game?

As the owner of real estate available for lease, do you ever think about how much time you would save if your clients had all the relevant information in one place?

The app that TeamCAD has developed is called BIM Real Estate (BRE) and covers a wide range of such information. It runs on Autodesk’s cloud platform for app development, which, through its set of web services (API), enables TeamCAD engineers to create innovative apps.

In addition to the BIM Real Estate app, TeamCAD, the only Autodesk Forge certified system integrator in Southeast Europe, has so far developed and successfully launched various cloud solutions for BIM, product configuration, the Internet of Things (IoT) and the management of information about various products.

What is the BRE app for real estate?

BIM Real Estate is a web app that features an optimized BIM 3D model developed in Autodesk Revit. An internet access and a web browser are the only requirements for viewing the 3D model of the facility and all the information about the real estate. No specialized programs or especially powerful hardware is necessary.

The first facility in the BRE app is a residential building in Djevdjelijska Street in Belgrade, whose investor is GP Zlatibor-Gradnja a.d., and which was designed by the architect Ivana Milinkovic.

The app enables the user to see what the real estate looks like in a 3D environment and get relevant information about it. At a single click, the user can set up the view to show only one floor; to show occupied/vacant real estate; to show the list of rooms with their floor areas within a piece of real estate. In a quick and simple fashion, the user can measure the dimensions of the space, whether it’s the distance between two walls, columns, or a wall and a piece of furniture. In addition to this, the BIM app enables the user to display any 3D section through the facility in order to view it from additional angles.

If the purchaser or the renter wants to experience the space from the first-person view, they can do so by selecting the available option in the app. This way, the app places the user inside the facility, enabling them to walk through the rooms, as in a video game.

Panoramic display of real estate (360-degree photographs)

In order to provide the best possible experience to the clients, it is possible to activate a rendered display or a panoramic display, based on the existing photographs of the apartment, at the client’s request.

Statistics for easier real estate sale or lease management

Within the “Info” administrative part of the app, statistical data on the available real estate per floor and the overall numbers are available to the investor/owner of the facility, without a need for additional statistics programs. Furthermore, a display of the most popular apartments and floors has been enabled, which can influence the decision on the price of real estate.

In the “Status” part, the investor/owner can simply change the status of real estate by pressing the button. The statuses are: available, sold, rented. In the menu, the real estate is grouped by status, which improves visibility and facilitates the use.

The app is regularly updated

The new feature in the BRE app is Facility Management. When selecting the facility, the user can submit a request for repair or maintenance. If this pertains to electrical devices, the selection will show the status of the guarantee for said device, the previous requests and the status of the request.

Users can select any facility in the building and thereby request the fixing of a door handle, the replacement of a broken window glass, the painting of the walls or a room…

The owner of the facility or the company which manages the facility can see the full list of all their requests, grouped by status. By selecting the request in a 3D display, the focus switches to said facility for the purpose of an easier identification of the problem. Following the intervention, it is possible to change the request status (solved/unsolved) at one click.

What is needed for a facility to be included in the BIM Real Estate app?

What’s needed is a Revit BIM 3D model and additional data not contained in the Revit model, which the owner wants to make available through the app (for example, whether the facility is available or not). If you don’t have a Revit model, you need project documentation from which the engineers of TeamCAD can build a Revit 3D model as a service.

The key characteristics of the BIM Real Estate (BRE) web app:

- Facility Management module for easier maintenance and repair
- Detailed 3D display of the whole building or certain parts only
- Panoramic display of a rendered view of photographs of the rooms
- First- or third-person view of the real estate
- Full control of the presented data
- Change of the status of the real estate from “available” to “sold/rented”
- Statistics of status and interest
- Possibility of the use of one’s own BIM 3D model or an option for us to do it for you
- All elements of the 3D BIM model are measurable, which enables your clients to plan the interior by themselves
- Based on Autodesk Revit BIM models
