CTP on its way to completely neutralizing their carbon footprint by the end of 2021

BREEAM-certified facility NBC2 within the biggest industrial part CTPark Belgrade North

Dutch company CTP Invest is the leading owner and operator of business-industrial parks in Central-Eastern Europe. The company’s portfolio encompasses over 6.3 million square meters of business-industrial space in 7 countries throughout CEE, which feature over 700 renowned clients from various industries, such as Continental, Tehnomanija, BMTS, Yanfeng, Lidl, Flux Systems, Mercata VT.

Since it started operating in Serbia in September 2017, CTP has launched numerous projects and currently has 7 facilities in its portfolio, while another 6 are either under construction or are being designed, whereby the company has reached a total area of 355,000 square meters in 13 facilities. This brings the company to the leading position in the Industrial Real Estate Market in Serbia, with an over 64% market share and a space occupancy index of 96%.

With important investments and three industrial parks in Belgrade (CTPark Belgrade North, CTPark Belgrade West and CTPark Belgrade Center), Novi Sad – CTPark Novi Sad and Kragujevac – CTPark Kragujevac, the company has now continued expanding its portfolio and is bringing the construction of a second facility within the biggest industrial park in Serbia, which will offer an additional 30,000 m2 of premium A-class space, close to completion, whereas, for the NBC3 facility of 26,000 m2, CTP is in the phase of obtaining the building permit, which is expected to be issued by the end of June 2021. After the successfully built and leased first facility NBC2 of 20,000 m2, the acquisition of the Eyemaxx Beta facility of 30,000 m2, together with additional land with construction potential of 15,000 m2, CTPark Belgrade North is now the biggest one in Serbia with surface of 115,000 m2, until CTP’s new project is realized – CTPark Belgrade Center, with 130,000 square meters on 27.5 ha of land, which will be situated in a premium location only 5 km from the center of Belgrade and 5 km away from the Nikola Tesla Airport.

CTP is currently the only company in Serbia and Central-Eastern Europe which has certified its entire portfolio with the BREEAM certificate, with high energy efficiency ratings, but it will also certify all the future facilities that are developed.

BREEAM (Building Research Establishment Environmental Assessment Methodology) is one of the most important ranking systems for green buildings, which was established back in 1990 in Great Britain. Over the years, the BREEAM standard has been expanded and is now also implemented in North and South America, Asia, Europe, Australia and partly in Africa.

The BREEAM ranking system uses recognized and well-defined criteria for the assessment of technical characteristics, design, construction and use of facilities. The criteria include aspects related to energy, use of water, interior environment, pollution, transport, materials, waste, ecology and management process.

All the facilities of CTP Invest which applied for the BREEAM certificate were rated for energy (energy consumption and carbon-dioxide emission), management, health and interior (noise, light, interior parameters which influence the quality of life), transport (carbon-dioxide emissions), water (its consumption and efficiency), materials (environmental influence of construction materials, carbon-dioxide emissions, life cycle), waste (waste minimization, efficiency in resource usage during the construction), land purpose, pollution (environmental impact), ecology (location enhancement, ecological value).


CTP says that their clients, that is, tenants, demand more efficient and sustainable facilities, especially in the periods when the energy price is growing, and that it is the duty of CTO to implement programs for the reduction of energy consumption, technology improvement, improvement of building standards through the latest energy efficiency technologies, investing in greenery at CTParks and investing in technologies which increase the efficiency of facilities. Furthermore, the company says that, by making this step, they wanted to additionally confirm their orientation toward building “green” and ecologically sustainable facilities, which is extremely important for the future of both the construction and the environment.

Since CTP facilities implement very high standards – regarding the methods of construction and processes, the technologies and materials used – CTP Invest’s next step toward proving the importance of energy efficiency and environmental sustainability has been to launch and complete the process of certification of facilities using the BREEAM certification system.

Country Head for Serbia at CTP, Vlatko Djuricek, used the opportunity to thank his team, outside associates and clients for enabling this kind of success and pointed out that CTP was open to cooperation with small and large local companies, as well as foreign partners.
