According to the draft Detailed Regulation Plan of the block between Banjicki Venac, Goleska, Rajka Mitica and Generala Pavla Jurisica Sturma streets, the existing sports complex Gemax is to be turned into a residential complex with a share of commercial features meant for sports and recreation.

The area covered by the plan amounts to around 2.13 ha. This is an attractive location, close to Oslobodjenja Blvd.

The plan envisages the formation of a mixed city center zone, where a new 13,640 m2 of residential facilities, as well as 4,420 m2 of commercial features, is to be built.

The existing parking spaces along the delimitation zones of Goleska and Generala Pavla Jurisica Sturma streets are to be removed. The delimitation zones of the streets covered by the plan feature no planned parking spaces. The necessary number of parking spaces for the planned features needs to be provided within the accompanying parcels.

The following streets are within the borders of the plan: Rajka Mitica, Generala Pavla Jurisica Sturma and Goleska, which are part of the secondary street network of the city. To the west, the space is tangentially connected with Banjicki Venac Street, also part of the secondary street network.

A driving lane with a width of 7 meters, with sidewalks on both sides with a minimum width of 2 meters, is planned within the delimitation zone of Generala Pavla Jurisica Sturma Street. Goleska Street is designated as an existing SAP-1 traffic zone. Within the delimitation zone of Goleska Street, a driving lane of 6 meters in width is planned, with sidewalks on both sides.

A driving lane of 7 meters, with sidewalks on both sides of a minimum width of 2 meters, is planned within the delimitation zone of Rajka Mitica Street.

The realization of the planned construction can be carried out in phases, so that each phase is an independent technical-functional whole.

At the initiative of the Green Bay company, the plan was prepared by the Urban Planning Institute of Belgrade. The plan will be up for public review until June 29, 2021.
