Construction of Marina Dorcol Complex from Second Half of 2022 – Investment Worth EUR 300 Million
– Its total value is around EUR 300 million, and the construction will take up to 6 years – they revealed for our portal.
As they told us, the project is developing in line with the Detailed Regulation Plan and is still in the phase of a preliminary project, and the precise parameters, including the surface area, will be known in the upcoming period.
– So far, it is known that the modern residential-office complex will be built on 4.3 hectares, in the space of the former Marina Dorcol, which is being transformed into a mixed city center. We expect that over 40% of the surface will be green (parks, gardens and environments, tree lanes, pedestrian and cycling lanes). The aquatorium and the ground level are also meant for public use. Two kindergartens and around 30 various outlets will be located on the ground level. The parking will be solved through a garage – Sebre says. They add that the urban planning features of the design of the project are such that it is designed as an open block, that is, a dotted structure on a pedestal, which enables a good air flow, plenty of sunlight and optimal sightlines.
The company also reminds that, right next to the location where the complex is to be built is the space of the former Thermal Power Plant “Snaga i Svetlost”, which the City of Belgrade is to revitalize, and where the Nikola Tesla Museum will be located, whereas, in the extension of the museum, outside the borders of Marina Dorcol, up to the Danube, a large public park area will be built. In the immediate surroundings, the construction of the Faculty of Musical Arts with a dance department is planned.
– We took care to have good pedestrian and cycling routes designed and have them connected to the network of the existing and planned routes of the Linear Pak and Dunavska Street, as well as the Danube coast – the Czech investor says for our portal.
Marina Dorcol is designed by the Czech architect Stanislav Fiala and Jelena Kuzmanovic of the partner studio Kuzmanovic + Fiala.
– Stanislav Fiala is a world-renowned architect who has received numerous awards. Among the numerous acknowledgments he’s received so far are “The Building of the Year in the Czech Republic”, “The Award of the City of Prague for the Building of the Year”, as well as “The Phaidon Atlas of Contemporary World Architecture”. His projects have been nominated twice for the finals of the European grand prix “Mies van der Rohe”. Jelena Kuzmanovic is also a recipient of important awards, among which are the Grand Prix of the 33rd Salon of Architecture, the “Ranko Radovic” award for the realized architectural work in Belgrade, and the award of the 44th May Exhibit of ULUPUDS – Sebre told us.
Let us remind that, several days ago, during an official visit to Prague, the president of Serbia, Aleksandar Vucic, announced the project of the construction of Marina Dorcol as the future most exclusive part of the city. In the Czech capital, he met with representatives of Sebre.
In September 2019, Peter Dajko, the director of what was then MD Investments, a predecessor of Sebre Marina Dorcol, which bought land in the Marina Dorcol location for RSD 3.8 billion, told eKapija that the construction of the office-residential complex in that location was supposed to start 18 months later.
