Last year, nearly 22,000 building permits were issued in Serbia, 2,000 more than a year before. On the latest World Bank Doing Business List for 2020, Serbia has climbed up to the 44th spot among the 190 countries ranked, whereas, when it comes to the issuing of building permits, the country has climbed up two spots and is now ninth. The construction of residential-office spaces has been on the rise in the past years and the all-time high sale and rent prices point to a continuing trend.

Modern construction is accompanied every step of the way by care for the environment. Buildings in Serbia, especially those built in the 20th century, are among the biggest consumers of energy. In an era when ecology is in the focus, energy efficiency and sustainable building are becoming inevitable factors in the construction sector. The construction industry is paying more attention to end-users as well. They insist on personalized spaces, making smart solutions in housing more and more sophisticated and innovative with each year.

According to experts, the retail sector still has a great potential for growth in Serbia in the upcoming years, especially in small towns. This primarily pertains to retail parks, which allow the retail zones to move from the main streets and pedestrian zones to the park itself. When it comes to the market of shopping centers, Serbia is still behind in the region, and this might change in the upcoming period, considering that several large projects are expected to be completed.

The market of industrial real estate has grown substantially in the past few years, thanks to the opening of several distribution and logistics centers. The construction of new highways and the announcements of the expansion of industrial zones speak in favor of this sector developing at an accelerated pace in the future as well.
