Nenad Đorđević, the owner of part of island Sveti Nikola near Budva and hotel "Admiral klub", is accused of illegal building on the island of Sveti Nikola, which should soon, according to his plans, become the biggest mundane tourist paradise in this part of the Mediterranean. Semi-finished (and semi-torn) facilities on the island look very ghostly for three years already.

Đorđević says that he does not give up planned construction of moder hotel complex. He plans construction of two hotels, about ten buildings, restaurant, stores, cafes and amphitheater. Marina has already been constructed. He wishes to establish Budva’s school of philosophy and art. The commencement of realization of that project depends on when he will get all required documents and guarantees. The entire complex could be finished within one year.

So far, €25m has been invested and another €25m is needed for realization of entire project. The Republic should take part in the second phase of the development. Since Đorđević does not have that kind of money, he plans to ask for credit or to find co-investor.

When everything is completed, he plans to employ 250 people. They would work along the whole year. There are about 9 ha of land on that island. He intends to buy more land. The space for beaches has already been made. Protective embankments will be built and they will prevent sea from destructing beaches and taking material away. Also, protective part for marina, breakwater, services, bathrooms, laundry, dry cleaning shop, five-start marina and five propellers are in the pipeline.

Study on organization of beaches on the island of Sveti Nikola in Budva’s bay was designed by the experts of the Institute for Strategic Development, Entrepreneurship and Business Processes led by professor Savo Petković. The study implies that about 50,000 cubic meters of material have been brought to the coast of the island since 2000, which resulted in creation of artificial beach 400 m long and 50 m wide.
