RETROSPECTIVE 2014 - Investments in SHOPPING MALLS categories which attracted the biggest eKapija's readers'attention

eKapija investment team has recently done an analysis and formed a ranking list of investments and investment ideas that attracted the greatest attention of eKapija users in 2014. The results are very interesting, some are expected, but there is a plenty of surprises, which is why we have decided to share this information with you. We present you the most interesting projects in the category of SHOPPING MALLS.

Last year’s euphoria and crowds in shopping malls always remind us of the fact that regardless of the payment ability, citizens of Serbia do not save time or money when it comes to shopping. Investors know that as well. Huge popularity of retail parks is confirmed by our ranking list as well.

The first-ranked will open its doors in the spring. Israeli "Industrial Buildings Corporation" (IBC) poured EUR 20 m in One Zemun retail park on 15.000 m2. The works were completed, contract with leases have been signed and according to the announcements new shopping mall will offer two new brands which have not been present at the Serbian market so far. Apart from the shopping mall, visitors in Zemun will be able to enjoy entertaining park on some 20.000 m2.

Capitol Park shopping mall opened in Sabac in March last year. British investor, "Poseidon Group", poured more than EU 9 m and hired more than 150 people.

The third-ranked is "Vivo" shopping mall in Jagodina, where EUR 15 m was invested. Since April, in Jagodina-based Tourist-sports center, on 25.000 m2 customers can find 33 new shops.

In mid-November, construction of a shopping mall in Zvezdara, the fourth-ranked at our list started. Unlike the shopping mall of Israeli "Aviv Arlon" in Pancevo, which as the previous ones at our list was designed as a retial park, i.e. outdoor complex, the facility in Zvezdara will have the classic retail park complex. They have already signed contracts with 80% of renters and visitors will be able to buy here in the winter 2015 or in the spring 2016.

During entire 2014, it was speculated when and where the first IKEA will be built in Serbia. In early October, Memorandum was signed between Swedish company and Serbian ministry of construction after which it was confirmed that IKEA is planning to invest some EUR 300 m into construction of five department stores in Serbia.

The same interest was for "Lidl" shops. Bu the end of 2014, according to the annoucemnte, the first retail shops should have been opened but even though 10 lots were bought for that in Serbia, it has not happen yet. German trading company will build in Serbia the main distribution center as ell and the contract on purchase of construction land was signed with the Stara Pazova municipality..

The seventh-ranked refers to distribution centers in Stara Pazova. Delhaize Srbija invested EUR 50 m in newly-opened center in this municipality and hired 400 people.

The first Carrefour supermarket in Serbia is eight-ranked. As announced from CMB Bulgaria which own the franchise of famous French trade chain, the first facility will open in Novi Sad and then in Belgrade. Deadline was the end of 2014 but it did not happen.

The construction of another distribution center in Stara Pazova, this time of Delta DMD, is ninth-ranked. Plans of Novi Sad-based Univerexport which only in November last year opened 8 retail shops in Vojvodina follow. There have been skirmishes that Novi Sad-based company agreed to take over Kikinda-based Angroprometa and Zrenjanin-based Lurdi, both owned by German company which will increase Univerexport’s retail network for 40 shops.

It has been speculated whether Delta holding will build a large shopping mall in Autokomanda, and the company prepared the B plan in case they do not het all the permits and instead of construction shopping malls in Belgrade to build two shopping malls in the countries in the region. It is enough to rank it 11 at our ranking list which ends with the story about the retail park as we started. It is an investment of Slovenian company,.Toming Consulting which started construction of a retail park in Cacak.
