
The beginning of development of block 65 location as a multipurpose
complex „WEST 65“, has been announced this year in late June. This is the first investment project in Belgrade after a long
time that by its content, concept and philosophy stands out from everyday local
setting. It is expected that the location of the complex with its realization
in phases, will improve current New Belgrade neighborhood, and as a
self-contained unity, contribute to modern development of the quality of work
and living in its vicinity.
Announced contents, equably envisaged with high quality presumption, and
realization of outlined innovative technological solution, will be unique in Belgrade. Planned comfort and cost efficiency, with
maximum safety and professional maintenance and management, will represent an unmatched
contribution to uniqueness, pending the realization of the modern concept of
contemporary living.
According to the analysis and research made by FDI magazine back in 2006,
Belgrade was
declared the most prospective city in the South East Europe. From the 2000
until now, there were three periods in the city development. Up to 2002, there was
no significant interest shown by foreign investors for the real estate
development. Opening of Mercator center and GTC House at the end of 2002, and
then the first business buildings in Airport City complex and reconstruction of
Ušće business center, helped Belgrade to win the prestigious award, and the upward
trend in development of real estate project continued until mid- 2008.

Arrival of more foreign investors started the positive forward trend in
increasing the quality of business space and realization of more comfortable
residential buildings in the market, and finally three years ago the first real
shopping mall was built in New Belgrade. All of this, together with ever-growing
number of announced new development projects, suggested that Belgrade will catch up fast with the major
cities in the region. However, from the end of 2008 and investment capital
crises, pertaining to its availability and readiness to invest, first in America and then in other parts of the world and
Europe, Serbia
suffered drastic negative trend in investment support from the local banks. The
rules for bank support in investment and development projects completely
changed. And the level of knowledge, skills and courage in the market remained the
same as before the crises. Therefore, the announcement of “WEST 65” developer
project in Block 65 deserves a special attention, because it shows that the situation
in Serbia
is changing, slowly but surely.
Unique concept in Belgrade
Block 65 complex is situated on one of the most attractive locations in Belgrade. The position of
the street Omladinskih brigada and the adopted route of the future ring road is
recommendation itself for the development of the first-class multipurpose real
estate. This superiority is reflected in the high-quality urban concept with
envisaged residence, retail, business, hospitality, and suit facilities. Of course,
all expected advantages of such concept will be additionally provided through
use of alternative and renewable energy sources, together with optimum use of
existing natural underground water resources in combination with application of
environment-friendly materials in construction.
The residential part of the complex will feature complete privacy and
comfort of the space, which basically was not the usual offer of New Belgrade
since its establishment. This part of the complex, 4 to 6 stories high with retracted

The area intended for retail stores and service activities is located in
the ground floor of residential buildings and also in a separate area
designated for the construction of modern shopping center on the street Omladinskih
brigada. Wide range of carefully selected facilities and purposes is designed
with the intention to satisfy every possible need of even most demanding users.
In order to make the effect of being in the city center, pedestrian zone
contains all contents relating to

(it will be the highest business building in Belgrade) with a total of 37,058m2 divided

geometry of the base, can vary from 900m2 to 1200m2,
while the area of the business suits will range from 80m2 to 200m2.
This business compound will offer to its clients exactly 545 parking spots.

the space with balanced quality level and work volume, ready for final
furnishing and custom treatment according to the requirements of each
individual user or buyer. With expected structural distribution of
installations, first-class imported materials and equipment, optimum central
heating system, ventilation, cooling and central fire detection and extinction
system, this unit will also have physical and technical security, video
surveillance and professional maintenance and management service.
Achieved uniqueness
In addition to all above mentioned advantages in terms of both urban
planning and construction design and equipment, this enterprise will be adorned
by yet another fact: this multipurpose complex in Block 65 will be the first in
the Balkans where in cooperation with BEXEL company the most advanced computer
technology for virtual design and construction (VDC) will be applied from the
concept design to final construction stage. VDC technology entails making of a
detailed virtual 4D model design, which provides engineers with the possibility
to review overall building complex in terms of both space and time, i.e. during
the overall life cycle of the complex. Based on the computer model it is
possible to make a detailed dynamic plan of construction, optimum use of
machinery and work force. Thus, it is
expected to achieve high level of energy efficiency of the building. Therefore, as early as the preliminary
computer simulation of the overall construction process, the application of
numerous optimized methods will guarantee high level of construction quality
together with thoroughly analyzed and adopted, i.e. assigned and contracted
construction deadlines.

We are looking forward to upcoming realization of “WEST 65” since it will
raise the expectations in the local market in every other sense. The number of
similar projects will depend on the existing Serbian climate, but if they are
not initiated and accomplished the present climate cannot be changed. The realization of the Block 65 project from
beginning to the end will put the two philosophies to test - whether the climate
has to change first, or the new projects are the ones that change the climate.
