 An object in the street Dobračina 15 in Belgrade regained its former glow. A house formerly known as "Beogradska trnoružica" (Belgrade Princess), constructed by the draft of renowned architect Pališaški Milan, became the exclusive office space in the heart of Belgrade.
Property known as "Belgrade Princess" is positioned in the heart of Belgrade, at the corner of streets Dobračina and Simina. With today's attractive architectural concept of Pališaški Milan, which is a combination of retro and modern design, the building provides office space built in accordance with modern and high qualitative requirements of the Smart House configuration. After 21 years of owning this property and having gone trough exausting procedures for obtaining all permits, the investor, Boris Vukobrat, wanting to give to Belgrade a representative and world-class facility, sends a message with this gesture - claiming that Serbia still is an attractive country for investment.
Sometimes....
When in the late nineteenth century the French investors made the railway station in Belgrade, they have also built for the needs of their employees, two houses – "the twins". One of them is today's object in the street Dobračina 15. Inside were large saloons in which the company brought together the social elite of Belgrade. The rooms were heated with heaters from Vienna, and the storeys were connected by a beautiful wooden spiral staircase.
In Belgrade, this house was known during the nineteenth century as a single-storied house of Colonel Đorđe Markoviċ, and was completed precicely in 1884. A lawyer Milan Milovanovic bought this house in 1900, while in 1927 another storey was added, according to the design of architect Đuro Bajalović. On that occasion, the facade of the house got its present appearance. The facade consisted in plastic decorative elements, characteristic for the times of nineteenth-century historicism. The house was then inherited by the lawyer Milovanovic’s daughter, marital name Matic, and after World War II, by the criteria and allocation of living space, characteristic for that period, the space had three new residents in the so-called "Mutual accommodation". Present owner, a local businessman from Paris, Boris Vukobrat, purchased the property from Matic family in 1989. A renowned architect, Milan Pališaški, hired by Boris Vukobrat, received a demanding task, in accordance with the wishes and visions of the new owner: making the project of rehabilitation, reconstruction and creation of representative interior of this house. The project was completed in 1991, still it hasn’t been realized due to reasons well known to all of us - the breakdown of the SFRY, and later, sanctions and bombing.
Idle period in the implementation of this project lasts until the year 2000, when the author of the masterplan continues to work on the house and on the possibility of expanding its space. This requires new and altered urban conditions and new conditions regarding security, so the house gets its final appearance as a combination of traditional and modern, has eight ground storeys and 3 storeys of underground garage space.
 ..And today
Property covers an area of 2800 square meters. Near the main entrance of the building, which is on the side of Dobračina street and allows access in the lobby or to the reception, to the elevators, stairs and the business section, but also pedestrians can enter from the street Simina. By car on the other hand, one can reach the underground garage level with its 25 parking places by entering from Simina street alone, using a car lift.
The facade is a combination of the authentic appearance of the old building, done in accordance with the requirements of the Cultural heritage preservation Institute of Belgrade, and of modern work in glass, which extends above the old building. It is the balcony at the old part of the facility and the gallery with a terrace on top of the passageway, that provide a spactacular view of the river Danube and of the old part of Belgrade, and make this building in the city center so unique.
Functionality, compliance with the highest international standards in terms of quality, space utilization and energy efficiency measures guarantee that the present appearance is in full compliance with high demands of modern business. It is precisely this, present appearance, that will enable "Belgrade Princess" to shine again in the new, this time - business appearance.
