At the most expensive parcel in Novi Sad, at the intersection of Oslobodjenja Blvd and Cara Lazara Blvd, near Spens, there’s a lot of activity these days. Sports courts have been removed, steam pipelines are being moved, and the team for geomechanical surveying of the field is on the site.

Nepi Real Estate paid EUR 31 million for the most attractive piece of building land at the auction at the PE for Construction of Novi Sad, and they paid RSD 3.77 billion to the city budget in late May. The South African company paid RSD 1.2 billion more than the starting price for the plot of land with an area of 32,948 square meters.

– We are planning to officially hand over the land by the end of this month, but we have already started removing the steam pipelines, as per the agreement with the city authorities, in order to be able to continue carrying out the works – says Nemanja Savcic, manager at Nepi.

There’s also a team of experts performing geomechanical surveying and examining the characteristics of the ground in order to gather all the data necessary for the construction.

Savcic announces that the preliminary design for the future shopping mall should be chosen and presented to the public by the end of the month. Furthermore, the management of Nepi is working intensively on acquiring the building permit and contacting potential renters of commercial space.

The first major construction works, according to Savcic, might start in February or March, in order for the shopping mall to open in 2018, as planned. More than EUR 60 million will be invested in its construction, as the urban planners have envisioned a facility with an area of around 115,000 m2, featuring sports and recreation content. In addition to stores, the future shopping mall will contain movie theaters, bowling alleys and other entertainment features.

Nepi owns 40 shopping malls all over Africa, but also in Europe. In Serbia, they became known following the purchase of the Plaza shopping mall in Kragujevac. As they say, their policy is not just to build places to shop at, but to raise facilities which enrich the life of the city they’re built in.
