Kralja Aleksandra Boulevard gets two towers - We present you future construction projects in Zvezdara, Lion and Dusanovac

Two business towers, several residential and commercial facilities, modern market, school, kindergarten, few underground garages and a number of green areas are only some of the construction projects to be implemented in Kralja Aleksandra Boulevard, in the area surrounded by Gospodara Vucica Street, Mite Ruzica Street and Mis Irbijeva Street.

According to the draft of the Comprehensive Zoning Plan that covers an area of 32 hectares, two business towers will be built near Cvetkova market, one on each side of the boulevard. These towers, which are planned to have the ground floor and 14 above-ground floors, should house the management of public utility companies and feature business and exhibition space, restaurants...

Alongside the boulevard, from the monument of Vuk Karadzic to Ustanicka Street, several residential and business facilities are planned to be built and house shopping centers, hypermarkets...

Vuk Djurovic from the Belgrade Urban Development Planning Center (CEP) says to eKapija that there are currently 180,000 square meters in this area, adding that the Comprehensive Zoning Plan calls for the expansion of this space to 540,000 square meters.

The space covered by the Plan stretches between three city neighborhoods - Zvezdara, Lion and Dusanovac, and includes 20 blocks located on both sides of Kralja Aleksandra Boulevard.

The plan is to build a primary school for 720 students in Mis Irbijeva Street and to expand the nursery school in Hajduk Stanka Street to create a space for additional 180 kids. Even bigger investment is planned in the construction of new kindergarten nearby, with a surface area of 1,200 square meters, for 270 pre-school children. There is also a school complex on this street, consisting of the Secondary Civil Engineering and Technical School, the Academy of Civil Engineering and Geodesy, and a dormitory for secondary school students. The existing complex is to be reconstructed and expanded to stretch across 3 above-ground floors and the ground floor.

Since the Plan covers the space where Zvezdara Health Center is situated, its attic is planned to be turned into additional floors to create space for offices and accompanying medical rooms.

This area is recognizable by Cvetkova market. Regeneration of markets in Belgrade has been talked about for a long time, and city officials have recently announced the reconstruction of almost all markets in the capital city. The draft of the Comprehensive Zoning Plan calls for complete reconstruction of Cvetkova market and construction of commercial complex with a modern city market.

A good news for people living in this part of Zvezdara and market salesmen is that two public garages will be built here. One of the garages will be constructed underneath the market, on two underground floors, for 650 cars, whereas the other garage, for 160 parking places, is planned to be built on 3 underground floors in Zivka Davidovica Street.

Problems with parking could be solved by the construction of garage for 390 cars in the vicinity of Zvezdara Health Center and aforementioned school complex. People living in this part of the city could get an even bigger park between the boulevard and the health center.

According to the draft of the Comprehensive Zoning Plan, reconstruction and expansion of transportation and infrastructure network are also in the pipeline. As our interlocutor explains, they took into account that the route of the Belgrade metro should run along the boulevard.

The draft of the Comprehensive Zoning Plan for the area surrounded by Gospodara Vucica Street, Mite Ruzica Street and Mis Irbija Street in Kralja Aleksandra Boulevard is on public display until September 3 in the building of the City Administration of Belgrade.
