Works on the site of former Industrija kotrljajucih lezajeva (Roller Bearings Industry), in the very center of Belgrade, are progressing rapidly, and even the rain does not bother construction workers. The first of the total of four phases of construction of the new housing project Central Garden is nearing its end, and first tenants are expected to move into this residential complex as early as in the spring 2016. According to the plan, the entire horseshoe-shaped complex should be completed by 2020.
The complex will be comprised of 7 residential buildings with six regular floors and penthouse on the seventh story. This housing project will also feature a 16,000 sqm business tower as well as retail stores on the ground floor of each residential building.
- Apartments within this complex are priced at EUR 2,000 per square meter, inclusive of VAT - CBRE Serbia Marketing Director Mina Kalezic told eKapija, adding that this price will be higher for smaller apartments and those on higher floors.
The first phase will see the construction of 89 flat, nearly half of which have already been sold. As Kalezic explains, most tenants are from the Diaspora.
Future tenants can choose between apartments with one, two, three or four rooms. There is a showroom at the corner of streets Starine Novaka and Kneza Danila where prospective buyers can check out the look of one of the future apartments within this complex.
Central Garden tenants will have no trouble parking their car thanks to a two-level underground garage that is under construction beneath this residential complex. The central place of the housing project will be a park featuring a playground for kids on about 2,600 square meters. By the way, the whole complex will occupy a surface area of 100,000 square meters.

The project investor, Direct Capital S, which was established in Serbia by Israeli companies AFI Europe and Shinkun&Binui Group, also operates in some other European countries, including Czech Republic, Hungary, Germany and Romania, as well as in the USA, and their first project in Serbia was the construction of business buildings within Airport City in New Belgrade. Direct Capital S General Manager Gili Dekel noted that their favorite place for construction projects was Belgrade because its inhabitants were the most similar to them of all.
- We've decided to build here because Serbia is a country with great prospects, especially when it comes to the development of economy - Dekel told a press conference. - We always choose to build in the city core because location is the key factor for prospective tenants, followed by the price and quality of the project.
